Dear Don,
The Historic 1886 McPherson Farmhouse is one of the oldest structures in the City of
Grapevine. It was relocated to 420 East College Street in the College Street Residential
Historic District by the City of Grapevine and is landmarked.
Careful restoration of the house exterior included restoration of its intact original exterior
siding, its original wood windows and wood doors. Because the house is landmarked it
was necessary to restore and retain these elements and not replace them. The house
therefore cannot meet current energy audit standards.
As a historic landmarked structure, the House should be Exempt from the City's building
department required energy audit standard in accord with the 2015 International Energy
Code section "R501.6 Historic buildings. No provision of this code relating to the
construction, repair, alteration, restoration and movement of structures, and change of
occupancy shall be mandatory for historic buildings provided a report has been submitted
to the code official and signed by the owner, a registered design professional, or a
representative of the State Historic Preservation Office or the historic preservation
authority having jurisdiction, demonstrating that compliance with that provision would
threaten, degrade or destroy the historic form, fabric or function of the building."
