sheet of the revised site plan:

2. Please add the following notations to the site plan sheet of the revised submittal:
a. Conditional Use Request CU01-22 is a request to allow the possession,
storage, retail sale, and on -premise consumption of alcoholic beverages
(beer, wine, and mixed drinks), in conjunction with a restaurant with outside
dining.
b. All requirements of Section 25, "CC" Community Commercial District shall be
met.
C. All requirements of Section 53, Landscaping Regulations shall be met.
d. All requirements of Section 56, Off -Street Parking Requirements shall be met.
e. All signage shall be in accordance with Section 60, Sign Standards.
3. Please create a chart on the revised site plan broken down into the categories of
"Provided" and "Required" that depicts the amount required (i.e. maximum or
minimum requirements of the "CC" Community Commercial District) and the amount
provided for the following categories:
a. height of building in stories and feet
b. total building area
C. total lot area
d. total open space (landscaped area)
e. total impervious area (paved area)
f. total building and paved areas
g. parking

4. Please provide an occupant load for the structure. Parking is based on one space
per three people i.e. occupant load/3 = parking required. It looks like you will
exceed this requirement.
5. The 10 parking spaces located immediately south of the building adjacent to the
DFW property to the south is too close to the property line the setback must be 10 -
feet not 5 -feet as it scales out. Please revise accordingly.
6. The sign as shown on the landscaping plan located in the setback area referring to
in item #5 above is incorrect. The setback requirement for signage in the "CC"
Community Commercial District is 10 -feet. I would suggest moving the sign to the
area immediately east and turn it perpendicular to the property line to make it visible
to traffic travelling in either direction along State Highway 26. Show the revised
signage location on the revised site plan and landscape plan.
7. While still on the subject of signage, I need a fully dimensioned signage elevation
with the revised submittal. Remember, monument signs can have a maximum area
of 100 -feet, and stand 10 -feet high. They may be located on a berm or planter box
no higher than 2 -feet.
8. You've shown a dumpster location on the floor plan but it is not reflected on the site
plan. Please show its location as well as its screening.
9. 1 will assume all parking and drive dimensions are from the front of curb. Please
redimension and show them from back of curb. All drives are to be a minimum of 25 -
feet in width.
10. Please put on the revised submittal every conceivable dimension control line
especially from each building face to the property line. This will be invaluable during
the building permit process when you call for a forms inspection.
11. Add the tract boundaries to the site plan and ensure that they meet the dimensions
of the plat.
12. The first drive (right in, right out) located immediately off of State Highway 26 i.e. the
southernmost drive must be eliminated—speak to Public Works (Scott Dyer
817.410.3136) for further explanation.
The above comments must be reflected in the revised submittal, which is due by
Wednesday, May 9 at 12:00 p.m. Please submit the revised documents to the

Department of Development Services at 200 South Main Street.
The revised submittal shall include:
one (1) myla of each sheet
two (2) folded blueline copies of each sheet
forty (40) reduced, sorted, and collated copies at 11" x 17" three hole punched,
stapled, collated, and z -folded (fold the right edge to the left edge and then
fold the right edge in half to form a z -fold).
If the correct revisions and appropriate submittals are received by the Department of
Development Services by the due date, you will be scheduled for the May 15, 2001 joint
public hearing at 7:30 p.m.

2.712 acres and has 94 feet of frontage along State

REQUESTED CONDITIONAL USE AND COMMENTS:
The applicant is requesting a Conditional Use Permit to allow the possession, storage,
retail sale, and on -premise consumption of alcoholic beverages (beer, wine, and mixed
drinks) in conjunction with a restaurant with outside dining.
PRESENT ZONING AND USE:
The property is currently zoned "CC" Community Commercial District and is undeveloped.

HISTORY OF TRACT AND SURROUNDING AREA:
The subject and surrounding property was zoned "SP" Specific Use Permit Zoning and 1-1"
Light Industrial District prior to the 1984 City Rezoning. Portions of the subject property
were once part of the Austin Ranch which received approval from Council (Z77-18 and
Z81-44) for on -premise consumption of alcoholic beverages. At the September 21, 1999
meeting 52.8 acres (Z99-13, Ord. 99-141) was rezoned from "PID" Planned Industrial
Development to "CC" Community Commercial District for mixed use retail, hotel, and
restaurant development. The site has remained vacant.
SURROUNDING ZONING AND EXISTING LAND USE:
NORTH: "HCO" Hotel/Corporate Office District—D/FW Hilton Hotel
SOUTH: "GU" Governmental Use District—D/FW International Airport

The subject tract is located within both "Zone B" Middle Zone of Effect and "Zone C" Zone
of Greatest Effect, as defined on the "Aircraft Sound Exposure: Dallas/Fort Worth Regional
Airport Environs" map. In Zone B, the following uses may be considered only if sound
treatment is included in building design: multi family apartments, motels, office buildings,
movie theaters, restaurants, personal and business services. Single family residential and
sound sensitive uses such as schools and churches should avoid this zone. In Zone C,
industrial and commercial uses that can tolerate a high level of sound exposure are
appropriate. The applicant's proposal is an appropriate use in these noise zones.

This letter is to verify that your request for a conditional use permit located at 2200 Bass Pro Court and platted
as Lot 1, Block 2, The Bluffs at Grapevine, to allow the possession, storage, retail sale and on -premise
consumption of alcoholic beverages (beer, wine, and mixed drinks) in conjunction with a restaurant with outside
dining, as shown on the approved site plan, was approved by City Council on May 15, 2001. A copy of Ordinance
2001-42and the approved bluelines are enclosed.
On May 15, 2001, the Planning and Zoning Commission, recommended the City Council approve the request.
Any changes to a site plan approved with a conditional use or a special use (no matter how minor or
major) can only be approved by city council through the public hearing process.
No Conditional Use Permit shall be valid for a period longer than one (1) year from the date on which the City
Council grants the Conditional Use, unless within such one (1) year period: (1) a Building Permit is obtained and
the erection or alteration of a structure is started, or (2) an Occupancy Permit is obtained and a use commenced.
The City Council may grant one additional extension not exceeding one (1) year, upon written application, without
notice or hearing. No additional extension shall be granted without complying with the notice and hearing
requirements for an initial application for a Conditional Use Permit.
