Please provide a masonry calculation chart for the proposed car wash. Masonry calculations include the total exterior walls, excluding doors and windows. The minimum masonry requirement is 70 percent of the total exterior walls. 4. The proposed car wash must be within 300 -feet of a fire hydrant and must not conflict with existing fire lanes. Please replace the displaced landscape island with a new one, provide a landscape plan and replace any tree which may be displaced due to the car wash. 9. Please show the depth and provide the area of the proposed pole sign. 10. For verification purposes please email a PDF of the final sheets prior to producing the final copies. Conditional Use Request CU98-71 was approved at the January 5, 1999 public hearing and amended the previously approved site plan for the Classic Chevrolet facility by providing for 196,640 square feet of shade structures to the existing vehicle display areas. The original conditional use request, CU91-01 (Ord. 91-09) establishing the dealership was considered and approved by Council at the February 19, 1991 meeting. Several amendments have been made to the original conditional use request as follows: CU92-01 (Ord. 92-10), which proposed revised signage was approved at the February 18, 1992 meeting, CU92-16 (Ord. 92-73) extending showroom space on Lot 2 was approved at the February 18, 1992 meeting, CU93-09 (Ord. 93-46), which allowed a building for make ready stalls, body shop stalls, and office space was approved at the September 21, 1993 meeting, CU94-02 (Ord. 94-16), which allowed a 7,936 square foot building for a sales office, customer waiting lounge, service bays and parts storage on Lot 3 was approved at the February 15, 1994 meeting, CU94-15 (Ord. 94-54), which allowed 4.62 acres of inventory parking on Lot 1, Block 2 was approved at the August 2, 1994 meeting, CU95-15 (Ord. 95-45, which allowed a paint and body shop, a used car sales building, and inventory parking on Lot 1 R, Block 3 was approved at the June 20, 1995 meeting, CU96-31 (Ord. 96-94), which allowed a pole sign on Lot 1 R, Block 3 was approved at the November 19, 1996 meeting. The Site Plan Review Committee at their February 28, 2007 meeting approved wall signage and a 32 -foot aluminum arched entry feature to the existing main showroom. The Site Plan Review Committee at their July 22, 2009 meeting approved a 600 -square foot addition adjacent to the existing main showroom to house warranty parts. With this request the applicant intends to add a 1,080 -square foot tunnel type car wash to the subject site. The new car wash will be used for make-ready purposes of new vehicles and will not be publicly accessible. We have two requests for your consideration: Request No. 1— Classic Chevrolet is in need of a tunnel type car wash. They are currently washing about 50 vehicles per day in several different buildings. The present vehicle wash spaces are needed for other services. The new wash facility (approximately 1,080 square feet) will enable them to wash 250-350 vehicles per day. The building would be located behind the security gates and virtually unseen by the public. However, Tom Durant has asked that the building match the rest of the facility, as shown in the elevations. The dumpsters would be relocated, as indicated. With the addition, a small piece of landscaped area (approximately 200 square feet) would be removed and concrete installed. However, we are still under our overall open space limits. Request No. 2 — Classic Fleet Sales (Ken Thompson Group) has relocated to their new facility at the Hummer site. In doing so, they also relocated their existing pole sign. Classic Chevrolet would like to install a pole sign for their existing body shop in the exact same location. The sign elevations are included with the submittal.
