1. Please add case number CU11-33 to the signature block of each
sheet.
2. Please revise note #1 on sheet A-1 with the following: Conditional
Use Request CU11-33 is a request to amend the previously
approved site plan of CU11-12 SPRC, CU08-16 (Ordinance 2008-
35) for an existing automotive dealership with sales and service
of new and used vehicles, specifically to allow a 4,655 -square
foot expansion to the service building.
3. Please call out the number of designated employee parking spaces
in the synopsis chart. Showing designated employee parking is
very important.
4. Please dimension the distance of the proposed expansion area to
the south and east property lines.
5. Please label the location of the security fence/gate adjacent to the
car wash (a previously approved site plan showed the
fence/gate in a different location).
6. All secondary gates/ security bars must have Knox padlocks
installed. The Fire Department requires points of access
throughout the fire lane. Extend the sprinkler system into the
expansion area. Please contact the City of Grapevine Fire Deputy
Chief (Randie Frisinger) at (817) 410-3482 to discuss fire
prevention requirements for the proposed expansion.
7. Please note Building Inspections will require project data sheets for the
proposed expansion when a building permit application is submitted.

8. For verification purposes please email a PDF of the final sheets
before the final copies are reproduced.
The above comments must be reflected in the revised submittal,
which is due by Tuesday, November 29th for the December 7th public

RECOMMENDATION
Staff recommends the Site Plan Review Committee consider the proposed changes to
Conditional Use Request CU08-16 (Ord. 08-35) approved at the July 15, 2008 meeting
for an automotive dealership with sales and service of new and used vehicles,
specifically to allow a 4,655 -square foot expansion to the service department and parts
and take any other action necessary.

Originally, Conditional Use Request CU99-72 (Ord. 99-184) was approved at the
December 21, 1999 meeting to allow for the development of an automotive dealership
(Don Davis Jeep/Chrysler) with sales and service of new and used vehicles along with a
18,950 square foot service building and a 40 -foot pole sign. The Site Plan Review
Committee at their July 25, 2006 meeting approved Conditional Use Request CU06-28
(Texas Nissan of Grapevine) to replace a 40 -foot pole sign with a 35-foot,150-square
foot pole sign.
At the September 18, 2007 meeting Conditional Use Request CU07-26 (Ord.07-53)
approved a 1,964 -square foot expansion to the new car sales building which was never
constructed. Conditional Use Request CU08-16 (Ord. 08-35) was approved at the July
15, 2008 meeting to allow for a 6,112 -square foot addition to the new car sales building,
a 1,079 -square foot addition to the used car sales building and the addition of a new
2,040 -square foot car wash which were never constructed.
On August 3, 2011, the Site Plan Review Committee approved Conditional Use
Request CU11-12 on the subject site, specifically to allow a 5,329 -square foot
expansion to the new car sales building, a 1,537 -square foot expansion to the pre-
owned car sales building and the addition of a new 1,871 -square foot car wash. Two
landscaped areas totaling 1,154 -square feet were added adjacent to the northeast and
northwest quadrants of the subject site to mitigate displaced landscaping adjacent to the
new car sales building.
With this request the applicant proposes a 4,655 -square foot expansion to the service
department and parts building. The proposed addition will enlarge the service
department and parts building to 24,150 -square feet. A security fence and gate
adjacent to the previously approved car wash is being relocated from the north side of

the car wash to the south side and an existing above ground gas tank is being relocated
to accommodate the proposed expansion. The proposed changes to the subject site
will displace 23 parking spaces. The total parking provided of 468 spaces exceeds the
minimum number of 150 required parking spaces for the use on the subject site.

of CU 11-12, SPRC, CU08-16 (Ord. 08-35) approved at the July 15, 2008 meeting for an automotive
dealership with sales and service of new and used vehicles, specifically to allow a 4,655 -square foot
expansion to the service department and parts was approved by the Site Plan Review Committee on
December 7, 2011. A copy of the approved site plan is enclosed.
Any changes to a site plan approved with a conditional use ora special use (no matter how minor
or major) can only be approved by city council through the public hearing process.
No Conditional Use Permit shall be valid for a period longer than one (1) year from the date on which the
City Council grants the Conditional Use, unless within such one (1) year period: (1) a Building Permit is
obtained and the erection or alteration of a structure is started, or (2) an Occupancy Permit is obtained
and a use commenced.
The City Council may grant one additional extension not exceeding one (1) year, upon written application,
without notice or hearing. No additional extension shall be granted without complying with the notice and
hearing requirements for an initial application for a Conditional Use Permit.
