RESOLUTION NO. 92-08
'°' ` A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF GRAPEVINE, TEXAS, AUTHORIZING THE SALE
AND CONVEYANCE OF A CERTAIN TRACT OF LAND TO
THE ABUTTING PROPERTY OWNERS WHICH WILL NOT
BE NEEDED FOR PUBLIC PURPOSES; UPON ACTUAL
RECEIPT OF SAID TRACT OF LAND AUTHORIZING
THE MAYOR TO ISSUE A QUITCLAIM DEED TO THE
ABUTTING PROPERTY OWNERS IN THEIR RESPECTIVE
PROPORTIONATE SHARES; AND PROVIDING FOR AN
EFFECTIVE DATE.
WHEREAS, a certain tract of land, as more specifically
defined by the hereto attached "Eghibit A" , is in the process
of being donated to the City for public purposes; and
WHEREAS, the City Council finds and determines that said
tract will not be needed for public and/or recreational use and
that better use of the land can be made by conveyance to the
abutting property owners in their proportionate shares; and
WHEREAS, Section 272 . 001 of the Tegas Local Government
Code authorizes the sale and conveyance of land owned by a
political subdivision to abutting property owners in proportion
to their abutting ownership; and
WHEREAS, the City has obtained an appraisal of the tract
to be conveyed as required by the said Section 272 . 001; and
WHEREAS, the City Council deems the public interest to be
best served by the sale and conveyance of the tract of land as
described in the attached Eghibit A to the abutting property
owners;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CZTY OF GRAPEVINE, TEXAS:
Section l. That the recitals as contained in this
Resolution are hereby found to be true and correct .
Section 2. That the City Council hereby agrees to
accept the conveyance to the City of the tract of land
described in "Eghibit A" .
Section 3 . That the City Council hereby authorizes the
sale and conveyance of the tract of land as described in
�.,<, "Exhibit A" , when and if actually received by the City, to the
abutting property owners in their proportionate shares of the
appraised value plus survey costs with each property owner

paying his/her proportionate share.

Section 4 . That the Mayor is hereby authorized to
issue a quitclaim deed to the abutting property owners in their
� proportionate share.
Section 5 . That the conveyance of the tract of land
� described in "Eghibit A" to the abutting property owners is
further conditioned upon the actual conveyance of the property
to the City and the City shall only be obligated and required
to convey to the abutting property owners the tract of land
actually received by the City.
Section 6 . That this resolution shall take effect
immediately from and after its passage.
PASSED AND APPROVED by the City Council of the City of

SITUATED in the City of Grapevine, Tarrant County, Texas, and being a st;ip of land out
of the J. S. BYRD SUR.VEY, Abstract No. 207 and being across a 5�.88 acre cracc of land
conveyed to blid Cities Development Corporation (_l�1id Cities tracc) by deed as recorded
r';, in Volume 8179, Page 56 of the Deed Records of Tarrant County, Texas (D.R.T.C.T.), and
being more particularly described by metes and bounds as follows:
BEGINNING at an iron rod set for a corner on the westerly line of the said Byrd Survey
'" "° and the easterly line of the G. B, KNIGHT SUR.VEY, Abstract No. 898, said point also
being on the westerly property line of the said l�Sid Cities tract and the easterly property
line of a tract of land conveyed to the City of Grapevine as "Tract �" by deed as recorded
in Volume 6878, Page 1442 of the D.R.T.C.T., said point also being located ac the south-
west property corner of Block 1, Lot 42 of Creekwood EsLaces, an addition to che Cicy of
Grapevine as recorded in Volume 388-125, Page 95 of the Plat Records of Tarranz Coun-
ty, Texas (P.R.T.C.T.);
THENCE, South 54 degrees 22 minutes 05 seconds East, along the south property line of
Block 1 of Creekwood Estate and a noriherly property line of said Mid Cities
tract, 650.0 feet to an iron rod found in place for a corner;
THENCE, South 70 degrees 19 minutes 34 seconds East, continuing along the south
property line of said Block 1 and the northerly property line of said 1�fid Cities
_ 'I`cact, 344.91 feet to an iron rod found in place for a corner;
THENCE. South 86 degrees 31 minutes 30 seconds East, conzinuing along the south
property line of said Block 1 and the northerly property line of said l�1id Cities
tract, 117.93 feet to an iron rod found in piace for a corner at che souLheast
corner of Lot 29 of said Block 1;
THENCE, South 03 degrees 28 minutes 30 seconds West, 101.0� feet to an iron rod set in
the north line of a 30 foot wide Permanent utility Easement conveyed co the
� 'I�inity River Authority by deed as re�corded in Volume 10062, Page 1�59, Exhib-
it "C", of the D.R.T.C.T.;
THENCE, North 61 degrees 00 minutes 19 seconds West, along che norch line of said
m Permanent Easement, 133.75 feet to an iron rod set for a corner;
THENCE, North 67 degrees 55 minutes 59 seconds West, concinuin� along the north line
of said Permanent �asement, 428.94 feet to an iron rod set for a corner;
THENCE, North 56 degrees 10 minutes 29 seconds West, continuing along the north line
of said Permanent Easement, 541.88 feet to an iron rod set for a corner in the
westeriy property line of the aforesaid :l�1id Cities �ract and the eas�erly property
line oi the aforesaid City of Grapevine trac�;
THENCE, North 00 degrees 00 minutes 07 seconds �Vesti, along the east property line of
said City of Grapevine tract and the west prope:ty line of said tilid Cicies tract,
75.19 feet to the POINT OF BEGINNL'vG.
