Future plan submittals are subject to further review and therefore may result in additional comments. The applicant will need to complete the following: • The Public Works Department recommends Lots 5 and 6 should be replatted into one lot. Currently, Lot 5 is shown as a parking lot with the previously approved pad site removed. Site Plan: • A traffic signal shall be installed at the intersection of Ernest Dean Parkway and State Highway 26 before the proposed development is open for business. • The driveway to the site on Ernest Dean Parkway should be widened to 36 feet to accommodate two exit lanes and one entry lane. • The parking spaces and trash enclosure proposed to the south of Building 2 and west of the Academy building should be removed. Vehicles parked in these spaces will back into a heavily used drive aisle. The trash enclosure should be relocated to an area where it does not obstruct sight visibility and is not in a high traffic location. • The truck loading dock for the Academy building should be relocated to the southeast corner (closer to Best Buy) of the building so that driveway traffic is not affected by truck loading and unloading operations. HISTORY OF TRACT AND SURROUNDING AREA: The subject property was rezoned from the "R-1 ", Single -Family District to the 1-1 ", Light Industrial District in April 1982 (Case No. Z82-14, Ord. No. 82-20). This site, as well as the site to the southeast was rezoned to the "CC", Community Commercial in the 1984 citywide rezoning. CU99-67 (Ord. No. 99-177) for a planned commercial center was approved for the subject site on December 7, 1999. C000-65 (Ord. No. 01-03) was approved in January 2001, providing for the development of Lots 2, 3 and 7 as well as amending the landscape plan for the site. The Towne Center 2 Addition, located to the east of this site, was approved for development in 1992 (CU99-23). A Target store and various other retail establishments are located in this addition.
