The Building Code Board of Appeals for t-he City of Grapevine, Texas r t in
regular session, January 12, 1987, at 7 :00 P.M. at 307 Chest Dallas Road,
Rcxxn X204, Grapevine, Texas, with the fallowing menbers present to wit:

constituting a quorum. Also present were City Council Representative,
Ted Ware, and the following City Staff present to wit:

CALL TO ORDER
Chairman, Joe Lipscm b, called the meting to order at 7 :05 P.M.
BCBA 87-°01, BENNEIT, IBEX, VANAMR
The item of business was for the Building Code Board of Appeals to consider
BCBA 87 -01, submitted by Mr. Bennett, Mr. Ibey, and Mr. VanAuker, who is
requesting a variance from Section 305(e) of the 1979 Edition of the
Uniform Building Code which requires that the reinforcing steel not be
covered or concealed without first obtaining the approval of the Building
Official for the property located at 3628 Grandview Drive.
Jim VanTreese explained that in April of 1986, Mr. They nade.application to
construct a garage at 3628 Grandview Drive, at which time it was rejected
because the garage overlapped the property: line of the adjacent lot. The
applicant proceeded to get the lots replatted, and during that time, the
slab was poured without a permit or inspection. The applicant submitted
some details of what was done, which did not meet the City's requirements.
Mr., VanTreese stated that if the applicant could obtain a structural
engineers stamp on his plans or provide a notarized letter relieving the
City of any responsibility for any injury, damage or loss to any person or
property entailed due to failure of the structure the Staff would have no
objection to approval of the variance.
Scott Bennett spoke and stated that they would draw up a letter relieving
the City of all liability.
There was discussion how the slab was constructed. Jim VanTreese stated
that he felt that the beam around the slab was in good proportion.
The members discussed that the property owners file with the County along
with their deed, a copy of a letter stating about the construction of the
slab and any other reports needed.

With no further discussion, John Ferguson made a notion to adjourn the
meting. H. J. Harper seconded the rnotion which prevailed by the following
vote:

Nays: None
Absent: None
The meting was adjourned at 7:45 P.M.
