BE IT ORDAIi�TID BY � CITY C�OUNCIL OF THE CITY OF GRAPEVINE, TEXAS:
Section 1. That the follawing Sections of Appendix "A" of the City
Code of the City of Grapevine, Texas, being Co�rehensive Zoning Ordinance
No. 70-10, are hereby amended to read as follaws:
7-102 (3) Area R�quir�nents - Single-Family - Side Yards
'I'here shall be twr� (2) side yards for each structure in the "R-1"
Dwelling District, one on each side of such structure, each a mininn�n
of six (6) feet, except that the sicle yard of a corner lot adjacent to
a side street shall not be less than fifteen (15) feet, measured fr�n
the side property line to the side of the structure, and no covered.

six (6) feet except that the side yard of a corner lot adjacent to a
side street shall not be less than fifteen (15) feet, rneasured from the

covered terrace, or attached accessozy building shall project into any
required side yard space. All requised side yards sha.11 be open and
unobstructed, except for fences and for ordinary projections of sills,
belt courses, cornices, etc.; but in no case shall any such projection
exceed twenty-four (24) inches.

There shall be two (2) side yards for each structure in the "R-3"
Dwelling District, one on each side of such structure, each a mininnmi
of six (6) feet, m�asured frcgn the side property line to the side of
the structure, except that a side yard of a corner lot adjacent to a
side street shall not be less than fifteen (15) feet, and no covered
porch, covered terrace, or attached accessory building shall project
into any required side yard space. All required side yards shall be
open and unobstructed, except for fences and for ordinary projections
of sills, belt courses, cornices, etc.; but in no case shall any such
projection exceed twenty-four (24) inches. For the purpose of side
yard regulations, two (2) or more det�ched one-family or tw�-family
dwellings shall be considered as one building when occupying one lot;
provided, hawever, there shall be a minimtun of ten (10) feet between
the sides of the buildings on the sanie lot. In the case ot graup
houses or court apai-t�nts, when buildings back upon the sid� yard, the
width of the side yard shail be increased by one fovt fflr each building
or apartirent abutting thereon. If any stairway o�ens onto or is seived
by such side yard, the miniirnnn width of such side yard shall be ten
(10) feet. Where a building is erected or structurally altered for
� - dw�lling purposes, for buildings mare than three (3) stories in height,
each of the two (2) side yards shall be increased one (1) foot in width
� for each additional story above the third. For dw�llings m�re than
eight (8) stories or on�e hundred (100) feet in height, the front, side,
and rear yards shall be increased an additional one il) foot for each
foot such buildings exceed one hundred (100) feet in height.
7-403 Height Limit - "C-1" Neighborhood Business District
No building in the "C-1" Neighborhood Business District shall exceed
the height of thirty (30) feet or two (2) stories; haw�ver, one-family
dwellings may be increased in height not more than ten (10) feet, when
two (2) side yards of not less than fifteen (15) feet each are pro-
vided.
7-503 Height Limit - "C-2" Neighborhood Business District
No building in the "C-2" Neighborhood Business District shall exceed
_ the height of forty-five (45) feet or three {3) stories.

*Note - Ztao and one-half (22) parking spaces per unit, or one (1) space per
four hundred (400) square feet of gross floor area per unit, whichever
requires the greater rnm�her of parking spaces.
Section 2. That any person, firm, or corporation violating any of the
tezms and provisions of this ordinance shall be subject to the same penal-
__ ties provided for in Ordinance No. 70-10, the Co�rehensive Zoning Ordinance
of the City of Grapevine, Texas.
Section 3. That the ternis and provisions of this ordinance shall be
deemed to be severable and that if the validity of the zoning affecting any
portion of the tract or tracts of land describ�d herein shall be declared to
be invalid, the same shall not affect the validity of the zoning of the
balance of the txact or tracts of land described herein.
Section 4. The fact that the present zoning ordinance and regulations
of the City of Grapevine, Texas are inadequate to properly safeguard the
health, safety, mc�rals, peace, and general w�elfare of the inhabitants of the
City of Grapevine, Texas creates an emergency for the im�t�ediate preservation
of the public business, property, health, safety, and general �elfare of the
public, which requixes that this ordinance shall becocne effective frcm and
after the date of its passage, and it is acoordingly so ordained.
