agenda, your application may be scheduled to a later date.

Any changes to a site plan (no matter how minor or major) approved with a conditional use or a
special use permit can only be approved by city council through the public hearing process.
Any application for a change in zoning or for an amendment to the zoning ordinance shall have,
from the date of submittal, a period of four months to request and be scheduled on an agenda
before the Planning and Zoning Commission and City Council. If after said period of four months an
application has not been scheduled before the Commission and Council said application shall be
considered withdrawn, with forfeiture of all filing fees. The application, along with the required
filing fee may be resubmitted any time thereafter for reconsideration. Delays in scheduling
applications before the Planning and Zoning Commission and City Council created by city staff
shall not be considered a part of the four month period.

1. Please add case number CU13-09 to the signature block of each
sheet and number the sheets in consecutive order.
2. Please label the new landscape island and select a tree from the
Required List for Landscape Islands found in the City of Grapevine
Zoning Ordinance and list accordingly on the dimensional control
plan.
3. Please label the site plan as dimensional control site plan and
dimension the distance to the west and south property lines for the
proposed expansion.
4. Please label the existing items on the dimensional control site plan
such as the fence adjacent to Hanover Drive, the pipe rail, existing
vehicle display and the designated employee parking. Showing
designated employee parking is very important. Please include
in the synopsis chart the number of employee parking spaces.
5. Within the square foot totals chart please change the case number
to CU 13-09.
6. Please dimension the distance to the nearest property line and show the
location of any previously approved pole or monument signs on the
dimensional control site plan. A previously approved monument sign
and north entrance sign are not shown adjacent to Hanover Drive.
The sign labeled as Ford monument adjacent to the south property line
was approved as a pole sign. Please verify and label accordingly.
7. Please orient the dimensional control site plan with north being at the top
of the page.
8. Please include within the existing parking table the number of parking
spaces which will be lost due to the proposed expansion.
9. Please add the following note to the dimensional control site plan:
Conditional Use Request CU13-09 is a request to amend the
previously approved site plan of SPRC CU11-27 for a planned
commercial center for automobile dealership with sales and
service of new and used vehicles, specifically to allow a 1,593
square foot expansion to the new car showroom for Ford.
10. For verification purposes please email a PDF of the final plans by
Wednesday, April 17th to atriplett(aD-grapevinetexas.gov. Please do

which is due by Thursday, April 18th for the April 24th public
hearing. Please submit the revised documents to the Department of
Development Services at 200 South Main Street.
The revised submittal shall include:
two (2) unfolded blackline copies of each sheet, (minimum size 22" x 34")
five (5) reduced sorted (collated sets) copies at 11" x 17" three hole
punched, stapled and z -folded (fold the right edge to the left edge
and then fold the right edge in half to form a z -fold).
If these revisions are made and submitted at the correct time, you will be

Albert we could not be there for this meeting but wanted to comment on a few items.
1. Grapevine Antique Market - Fire lane does not extend to within 150' of all exterior portions of the
building C. Alternative to a fire lane is sprinkler protect the building.
2. Grapevine Ford @ 801 State Hwy 114 - no apparent issues
3. Eastwoods - Cul de sac needs to be a minimum of 96' across. It appears to measure 90'.
4. Westwood Development - Fire sprinklers required.
5. Shamrock Ventures - Provide fire hydrants so they are spaced 500 feet along the road for residential
and commercial is 300 feet.

RECOMMENDATION
Staff recommends the Site Plan Review Committee consider the proposed changes to
Conditional Use Request CU11-27 (Ord. 2011-56) approved at the October 18, 2011
meeting for a planned commercial center for an automobile dealership with sales and
service of new and used vehicles, specifically to allow a 1,593 -square foot expansion to
the new car sales building and take any other action necessary.
BACKGROUND INFORMATION
The subject site is currently the Texas Toyota dealership. The Texas Toyota dealership
and Grapevine Ford dealership intend to switch dealership locations. Originally,
Conditional Use Request CU09-29 (Ord. 2009-40) was approved at the September 15,
2009 meeting to allow for the establishment of a planned commercial center for an
automotive dealership (Grapevine Ford) with sales and service of new and used
vehicles along with a 1,146 -square foot addition to the front of the dealership for an
expansion to the new car showroom and a 25,240 -square foot expansion for a new
service department area. A 5,786 -square foot service drive expansion for vehicle repair
drop off and pick up. A forty foot pole sign and two monument signs were proposed for
relocation to the site.
At the December 15, 2009 meeting Conditional Use Request CU09-44 (Ord. 2009-58)
approved elimination of an existing used car building, a 3,324 -square foot expansion to
the new car sales building and a 2,175 -square foot expansion to the service drive.
Conditional Use Request CU10-28 (Ord. 2010-65) was approved at the November 16,
2010 meeting to allow for a 2,115 -square foot expansion to the new car sales area and
a 10,056 -square foot expansion to the service department.
Conditional Use Request CU11-27 (Ord. 2011-56) was approved at the October 18,
2011 meeting to allow for a 35 -foot pole sign and a 8,907 -square foot new car sales
building for Lincoln.
With this request the applicant proposes to add a 1,593 -square foot expansion to the
Grapevine Ford new car sales building and a new landscape island adjacent to
relocated off-street parking spaces.

This letter is to verify that your request for a conditional use permit located at 801 East State
Highway 114 and platted as Lot 2, Block 1, VTG Grapevine Addition, for a planned commercial
center for an automobile dealership with sales and service of new and used vehicles, specifically to
allow a 1,593 -square foot expansion to the new car sales building was approved by the Site Plan
Review Committee on April 24, 2013. A copy of the approved site plan is enclosed.
Any changes to a site plan approved with a conditional use or a special use (no matter how
minor or major) can only be approved by city council through the public hearing process.
No Conditional Use Permit shall be valid for a period longer than one (1) year from the date on
which the City Council grants the Conditional Use, unless within such one (1) year period: (1) a
Building Permit is obtained and the erection or alteration of a structure is started, or (2) an
Occupancy Permit is obtained and a use commenced.
The City Council may grant one additional extension not exceeding one (1) year, upon written
application, without notice or hearing. No additional extension shall be granted without complying
with the notice and hearing requirements for an initial application for a Conditional Use Permit.
