To Drew Larrabee, Per your request, our office inspected the above referenced single-family foundation on January 24, 2020. This existing two-story house is constructed of wood framing with brick veneer and wood exterior supported by a concrete slab foundation. All exposed portions of this foundation were visually inspected from the interior and exterior. For the purpose of this report, the house faces generally west. The purpose of this evaluation was to evaluate the performance of the foundation. Elements of concern are safety, function, durability and habitability. Inadequate foundation performance may result from inadequate strength or insufficient stiffness. The importance of these observations depends upon the age of the structure, previous repairs, or other outside influences. SUMMARY All interior floors were measured using an electronic compulevel. These elevation readings indicate that the foundation levels are generally within the analogous deflection limit of L/360, except for some minor settlement measured along the east wall of the master suite and living room. At this same location the rear yard has multiple retaining walls to reduce the slope down towards a creek. Only minor cosmetic damage was noted in these areas at the time of inspection. Therefore, the foundation in these areas appear to be performing adequately at this time. The home may still incur cosmetic damage due to seasonal movement; if desired, piers may be installed in these areas to minimize movement. RECOMMENDATIONS It is recommended that the following repairs be made: 1. Install 8 exterior piers as shown on the attached sketch. Due to the steep slopes down to the large creek, steel piers would be preferable. 2. Install 3 -12"x12" area drain basins as shown on the attached sketch. Tie into the existing drainage system if possible. Area drain basins should be a minimum of 4" lower than surrounding soil so (Klto the drain basins. Contractor to locate all underground and overhead utilities. Our office should be contacted with any conflicts. We are not responsible for damage to existing utilities. Any exposed post tension cables should be cleaned of rust and sealed with waterproof sealant. Foundation movement can be caused by seasonal variations in the moisture content of the soil. A consistent foundation water program should be implemented on all structures to minimize foundation movements. During dry seasons of the year, soil should be watered evenly. During wet seasons of the year, water should flow away from the foundation at all times. Limitations of Liability: This structural evaluation was conducted in accordance with generally accepted practices and procedures. The evaluation of the site was limited in scope to a visual examination of the exposed interior and exterior finishes on the structure and of the adjacent ground surfaces. Destructive analysis of the foundation was not performed during this evaluation. Recommendations, if any, are intended to be the most cost effective and practical solution to common foundation problems. Installation of piers around a part of the foundation is intended to reinforce the areas which appear to have deflected since construction of the home. Underpinning will not improve the performance of the foundation in non-underpinned areas. Most homes are not constructed with the ability to perform as a structurally suspended slab; therefore, installed piers will not prevent adjacent exterior or interior walls from settling. Further analysis may be performed if desired by the homeowner; our office will assist with any additional analysis desired by the homeowner. Extensive repairs may be necessary to fully reinforce the home according to accepted building codes. The purpose of this inspection was to visually inspect foundation repairs completed by Struct d Foundation Repair Company and drainage repairs completed by JCL Lan ing. Eight exterior piers were installed and one area drain. Two area da. s were not installed. SUMMARY All work as stated above was peed on this structure, except as noted above, and to the best of the engineer's knowledge; the remedial measures generally conform to the remediation documents, including approved changes.
