The proposed Conditional Use Permit will be for
a Planned Commercial Center. The Conditional
Use Permit will provide for:
1. Beer and wine sales for two (2) retail food
stores (supermarket and convenience store -
Pad A).
2. One forty foot (401) high pole sign with
two hundred eighty -eight square feet
(288 sf) of sign face at the northwest
corner of State Highway 114 and Wall.
The proposed Conditional Use Permit meets all
applicable regulations.
Item #11 The sale of beer and wine by the retail food
stores will be for off - premises consumption,
therefore having no effect on the shopping
center or neighboring properties.
The forty foot pole sign will meet the
requirements for Highway Commercial Zoning.
The sign should have little effect on the
neighborhood due to it's close proximity
to HC zoned property and State Highway 114.
In summary, we believe Park West Plaza will
enhance the value, use and enjoyment of other
property in the neighborhood.

5. Better define the areas of the conditional use for the Planned
Commercial Center and the alcoholic beverages. Note: If it is the
entire tract, final building elevations of all buildings are

6. Indicate the dimensions of driveways, entrances, curb, curb cuts,
and loading spaces. Indicate the percentage and square feet of

architect, or registered engineer in order to be presented to the
Planning and Zoning Commission.
All revisions are due back to Community Development on August 29, by
12:00 p.m. The following copies are required for the Planning and Zoning
Commission and City Council agenda packets: 1 mylar of each sheet, 2
blueline copies of each sheet and 40 reduced copies to 11" x 17" of each

Notice is hereby given to all interested persons that the City Council
and Planning and Zoning Commission of the City of Grapevine, Texas,
will conduct a public hearing on Tuesday evening, July 19, 1988, at
7:30 PM, Room 205, 307 West Dallas Road, Grapevine, Texas, to consider
a request for a conditional use permit for the sale, storage and off
premise consumption of alcoholic beverages (beer only) and. a 40 foot
high, 288 square foot pole sign in conjunction with a planned

An application has been filed in the Office of the Director of Community
Developmnt requesting that the City Council and Planning and Zoning
Commission consider granting a conditional use for the off premise
consumption of alcoholic beverages (beer only) and a 40 foot, 288 square
foot pole sign in conjunction with a planned commercial shopping center
for the proposed Park and Wall Addition, the northeast corner of Wall
Street and the proposed Park Blvd. extension.
The applicant is Park and Wall Joint Venture, % Mark Hoff.
A public hearing regarding this application will be held by the City
Council and Planning and Zoning Commission on Tuesday evening, September
20,1988 at 7:30 PDl in the Council Chambers, Room #205, 307 West Dallas
Road, Grapevine, Texas.
Appendix "D ", Section 52.0 of the Grapevine City Code, requires that
written notice of such public hearing be sent to all owners of real
property (as the ownership appears on the last approved City tax roll)
lying within two hundred feet (200') of the property on which the change
is requested. You, as a neighboring property owner and a Grapevine
citizen, are cordially invited to attend and express your views on the
matter. If you are unable to be present, you may send a representative
or prepare a written statement which will be read by the City Secretary
during the meeting.

The applicant has requested and has been denied a variance from the
Board of Zoning Adjustment (8 -1 -88) relative to a 15 foot perimeter
landscaped buffer strip adjacent to Wall Street. The proposal would
have eliminated the buffer strip and provided a wooden screening fence
to screen the rear of the center from the Wall Street frontage. The
vote of the Board of Zoning Adjustment was unanimous to deny the
request. The concept plan resubmittal provides the Wall Street
dedication as well as the streetscape buffer requirements.
