RON STOMBAUGH PLANNER II DEVELOPMENT SERVICES ��.�, SITE PLAN REVIEW COMMITTEE OCTOBER 27, 2004 STATE OF TEXAS �, COUNTY OF TARRANT CITY OF GRAPEVINE The Site Plan Review Committee of the City of Grapevine, Texas met in Session, on this the 27tn day of October, 2004, in the Director of Development Services Office, 200 South Main Street, First Floor, Grapevine, Texas with the following members present-to-wit: Larry Oliver Chairman H. T. (Tommy) Hardy Member constituting a quorum, and the following City Staff: Ron Stombaugh Development Manager CALL TO ORDER Chairman Oliver called the meeting to order at 9:00 a.m. �� CONDITIONAL USE REQUEST — CU04-35 —STARBUCK'S <, � First for the Committee to consider was Conditional Use Request CU04-35 submitted by Drew Martin for property located at 3525 Grapevine Mills Parkway and platted as Lot 2, Block 1, Farhat Brothers West Addition. The applicant was requesting to allow a Starbuck's Coffee Shop with drive-through service in retail space previously occupied by Grandy's. The property is zoned "CC" Community Commercial District and is owned by Michael Farhat. The original request . approved at the February 20, 2001 meeting allowed for the development of a 2,714 square foot Grandy's restaurant with a drive-through window. With this request the applicant intended to add some additional outdoor patio seating and some minor fa�ade changes for a Starbucks coffee shop. With an occupant load of 75 persons, a minimum 25 parking spaces would be required. The applicant would maintain the 33-spaces that were provided by the original tenant. Ron Stombaugh discussed the additional patio seating and farade changes noting that the number of parking spaces would remain unchanged. � Mr. Hardy moved, with a second by Mr. Oliver, to approve Conditional Use Request CU03- 35, and the motion prevailed by the following vote: ���� Ayes: Oliver and Hardy �� Nays: None 102704 � SITE PLAN REVIEW COMMITTEE OCTOBER 27, 2004 � CONSIDERATION OF MINUTES Next for the Committee to consider were the Site Plan Review Committee minutes of September 29, 2004 meeting. Mr. Hardy moved, with a second by Mr. Oliver, to approve the minutes of September 29, 2004 Site Plan Review Committee and the motion prevailed by the following vote: Ayes: Oliver and Hardy Nays: None ADJOURNMENT With no further business to discuss, Mr. Hardy moved, with a second by Mr. Oliver, to adjourn the meeting at 9:20 a.m. and the motion prevailed by the following vote: Ayes: Oliver and Hardy Nays: None �.� .�.
