AN ORDINANCE AMENDING ORDINANCE NO. 70-10, THE
COMPREHENSIVE ZONING ORDINANCE OF THE CITY OF

REGIONAL AIRPORT WITHIN THE CITY OF GRAPEVINE,

the follo��aing factors in muking a de�er�air�ation as to
t:�lzether this requested change si�ould be gr��nted or denied;
effect on the cong�stion of the streets , the fire hazaxds ,
panzcs and other da��gers possibly present in the securing
of safety from same, ti�e effect on the promotion of health
and the g�neral ;velfare, effect on adequate light and air,
the ei�ect on the over-crowding of the land, the effect
on the concentration on populat�.on , the effect on tne
� tr<nsl��_rtation ; t�;ater, sei:erage, schools, parks and other
public facilities ; and,

��JHEREAS, the City Council further considered
a;-�ong other things the character of the district and its
peculiar suitability for particular uses ��nd �vith the
view to conserve the value of buildings, encourage the
nost appropriate use of land throughout this city; and,

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAPEVINE,
TEXAS:
SECTION l. That the City of Grapev�ne Ordinance No. 70-10,
being the Comprehensive Zoning Ordinance of the City of Grapevine,
Texas, same being also known as Title 10 of the City Code of
Grapevine, Texas, be, and the same is hereby amended and changed in
that the use of the following described property, to-wit:

Tracts of land in the City of Grapevine, County of
I Tarrant, State of Texas, and being more fully

described in the attached Exhibits "A" , "B" , "C" , and
"D" , the entire contents of which are incorporated
herein for all purposes exactly as if copied verbatim
herein;
are changed to "SP" Specific Use Permit District for the retail sale
of alcoholic beverages beer only for off premises consumption only
and the storage of alcohalic beverages beer only incidental to said
retail sale.
Said zoning is for retail sale of beer only, off premise
consumption only and covers only the areas in the Dallas/Fort Worth
Regional Airport Terminals delineated in red in each of the Exhibits
��A�� � ��B�� � ����� � and �rD�� .
SECTION 1-A. That the district use on the property described in
Section 1 is hereby approved and granted upon the following express
conditions:

(a) That the usage and development of said property shall be
�, in conformance with the Site Plans attached hereto and made
a part hereof for all purposes.
(b) A true copy of the said attached Site Plans shall be
furnished to the Building Inspector for observance in
connection with the zoning herein granted.
The above requirements shall not be construed as conditions
precedent to the granting of a zoning change, but shall be construed
as conditions precedent to the granting of a building permit and/or
certificates of occupance. �

SF_CTION 5 . This ordinance shall be cumulat�ve of �11
�„ other ordinances of the City of Grapevine, Texas, affecting
zoning and sh�.11 not repeal any of the provisions of said
ordi_nances except in those instances ti�:here provisions of
those ordin�nces ��;hich �re in direct conflict �uith the
prova.sions of this ordin�nce.
SFCTION 6. That the terms and provisions of this
orda_nance shall be deeried to be severable and that if
the validity of �he zoning affecting any porti_�,n of the
tract or tracts of l�i�d described herein si��ll be d�'c=1,� r.ed
to be invalid, ttie snme sh<�11 not affect tt�e v��lidity of
the zoning of the bal�i�ce of the tract or tracts of 1<�nd
described herein .
S�CrION 7. That any person , Si�m or corporation violating
anv of the ter�:s �nd provisions of this ordinance shall be
subject to the s�_ne pen�Ities provided for in Ord1nance
Iv'o. 70-10, Zoning Ordin�nce of the City of Grapevine, Texas .
SELTION 8. The fact that� the present zoning ordir;ance and
�^ � regulations of the City of Grapevi.ne, Texas, are inadequate
to properly safeguard the health, safety, morals, peace and
� general welfare of the inhabitants ot the City of Grapevine,
Texas, creatcs an emergency for the immediate preservation of
the public business, property, health, safety and general
welfare of tne public which requires that this ordinance shall
become effective from and after the date of its final passage,
and it accordingly so ordained.
