()FN0R:rT-RXT,,S-Y I ITG 11WAY1" & PARK BIND. 1,()'1S 2-7 BLOCKA PARK & WALL ADDITION DATE: 3/91/2006 This property is currently known as Lot 6R, park & Wall Addition, contains approximately 196,917 square feet of land (4.5209 acres), and is the land bordered by Torn Thumb on the west, GTE switching station and Northwest Highway on the North, a creek and pond on the cast and south. The property is part of a community con-imercial development which was created in the early 1980's. The property has 90proximately 20' of fall in elevation from west to east and is heavily treed with most of the trees less than 8" in caliper. We have owned the property since 1995. Over the last 11 years we have attempted to find retailers to locate on this property. About 6 years ago we spent over $50,000 to design and engineer a 11,000 +,/- square foot retail building next to Tom Thumb. However we were not able to secure any tenants and as a result decided not to build. It is our opinion that this property is no longer suited for retail uses. The purpose of our planned development is to re -plat and re -zone this property to accommodate multiple free standing office buildings while keeping the flexibility to build the area next to Tom Thumb (proposed Lot 7) as retail if the need arises. The area fronting, Northwest Highway is currently zoned Professional Office and is not being re -zoned. The proposed plan is to build a concrete private road connecting'existing curb cut on Northwest Highway (which will be limited to a right in - right out) to an existing internal -access road within the existing development. Each pad site is designed to have frontage and access to the private road. The private road will be owned in common by the individual pad site owners. By creating several smaller pad sites we are able to minimize post development grade changes from the existing grade thus saving many trees which would otherwise be destroyed. This proposed planned development represents a building coverage of approximately (building area to total land area) and an open space area of approximately %, , , ':o which exceeds the required open space area by 0/,. This land is currently vacant and has a low ad -valorem tax value. Developed the tax valuation should exceed 4 million dollars. This development will bring in additional employees and customers to the Tom Thumb shopping center. This des' minimizes tree loss, prevents the stacking design kin-, of left turn traffic coming from Northwest Highway (which would otherwise impact the residential traffic flow to and from the neighborhood to the north) and is compatible with the office development to the east. As a result this plan will not cause harm to die value, use, or enjoyment of other property in the neighborhood.
