The special- exception is being requested to Grapevine Zoning Ordinapce 82-73, Section 43.E.3, 1,4on-Conforming Uses and Structures, to allow an add-ition to an existing residence which is non-con.forming to pre-sent "P-7.5", Single-Family District Pegulations because, it- encroaches into the 25 foot rear yard setback requireirient by 18 feet; and the hoLise does not front a dedicated public rlt.qht-of-way.
