This letter confirms on December 23, 2020 the Historic Preservation Commission approved
with conditions #CA19-89(b) for the property addressed 835 East Texas Street, legally
described as Block 2, Lot 12 & E40' 13, Box D E Addition Grapevine Texas. The following was
approved on this Certificate of Appropriateness.-
1 . In Bedroom 3 change side window to a casement to meet egress requirements;
2. In Bedroom 3 change three single hung rear facing windows to fixed glass
windows;
3. In master bathroom change the window over bathtub to 5' wide by 2' high window;
4. In rear hall remove fixed wind and add a door to patio;
5. Bedroom hall remove two windows to allow more wall space;
as per the attached plans with the condition a building permit is obtained from the Building
Department.
An approved Certificate of Appropriateness is not an approved building permit; a
building permit is / is not required. Contact the City of Grapevine's Building
Department at 817.410.3165 for fees and information regarding permits.

We have made several changes to the plans and I am providing a detailed list of the plans and
some reasoning as to changes.
I have attached 2 CA change applications. One for the changes to front/side view and the other
with changes to back yard view. I also included changes to the inside of the house for your
information.
All changes are marked on the plans but included details below to provide further clarification.
I. Front/Side View Changes (Outdoor)- Changes with front or side view from
the E Texas St. (CA attached)
1. Bedroom 3 - We changed the back windows (see number 2 below) to full view single
window and thus we do not meet egress code for the bedroom. we changed the v
2640 window on the far back side to a full view casement window to meet code.
Importantly, the grid pattern on the casement is exactly the same as all the other
front/side view windows. I attached a sample of the window layout.
2. Master Bathroom- Window above tub — Change to a 5x2 Single tempered glass
window. Design called for single hung over the bathtub. Single window above tub
made more since for privacy above tub and appearance. While on the back eastern �� I
side, you cannot see from the street view from E Texas.
II. Back View Changes (Outdoor) — Changes from back yard view.
1. Bedroom 3 to back yard view — All 3 back windows (3060) are full view windows (not
single hung)A `
2. Master bedroom to pool view— Same as 1. Back 3 windows are full view windows
(not single hung)
3. Master bedroom to patio view— We added a window on patio side to match the other
window. 3060 double hung. The window is exactly 6' (inside edge to edge) from the
other window and matches exactly. We thought this would look better for uniformity
in the bedroom and a dresser will go between the windows.
4. Hall from Family room to Master — Deleted both windows (shows to be 3070 fixed).
We needed more wall space on the back patio and think that hallway to the Master �� C--
will be better for artwork.
5. Hall from Kitchen/Dining to Bedroom 3 — Deleted 4060 fixed window and added a
door to the patio. The door is a 2868 door and the opening starts exactly 34" from
corner (Corner being hall entry from dining and kitchen). We needed access to the
patio with a regular door. The large Western doors are 6 ft panels and not very
practical as the only access.
III. Inside Changes — For your information
1. Mud room entry to kitchen — Removed pocket door — wanted to be more open.
Became clear after framing to make more open and not close in the mudroom room.
2. Added door to pantry from mud room — Again, after framing, seemed practical to
add door and with the open area now being from entry through mudroom to the
kitchen.
3. Hall closet from kitchen to bedroom 2 — We had to add second HVAC unit and we
didn't have enough space in the attic on that side of the house. The closet was the
only area for the unit. In order get enough space in the closet, we added 2' to closet
and deleted 2' from the Pantry in order to accommodate.
4. Utility Room — Added Pet tub — We had a dead space that was perfect for this.
5. Added a 5 ft gas vented gas Fireplace in living room — thought a lot about how much
we use at current residence and added. Also thought it added to that large wall.
6. Flipped Shower and door in bathroom outside of front office. If we ever need to use
the front office for a bedroom, we can easily convert that bathroom to bedroom
access.
