AN ORDINANC� AMENDING TITI.E 10, CHAPTER 19
OF THE CITY CODE OF Tti� CITY OF C�ZAPEVINE,
TEXAS, TO INCLUDE TRAILER COACH PARK
DEVEIAPMENT WITHIN TF� HEGUTATIONS P�R-
TAINING TO SUB-DIVISIONS, AND DECLARING
AN EMERGENCY.

NOw THEREFORE BE IT ORDAiN�D BY THE CITY COUIVCIL OF THE CITY
OF GRAPE�IINE, TEXAS:
I.
That Title 10, Chapter 19, of the City Code of the City of
Grapevine is hereby and herenow amended to include Section 1-A:
10-19-1A: DEFINITIONS;
(�) "Subdivision" shall mean the division of a lot, tract or
parcel of land into two (2) or more lots or other divisions
of land, for the purpose, whether immediate or future, or
transfer of ownership, building development, or trailer
coach park development, e�cpressly excluding development
for agricultural purposes, and shall include resubdivision.
(B) "Re-subdivision" shall mean the division of an existing
subdivision, together with any change of lot size there-
in, or with the relocation of any street lines.

SECTION FOUR (4) , SUBSECTIONS (B) , (C) , (E), (F) , (G) , (I) , (J) ,

(K) , AND (P) ARE HEREBY AMENDED SO AS TO READ AS FOLLOWS:
� (B) The arrangement of streets in the subdivision shall provide
, for the continuation and extension of major and secondary
thoroughfares as are shown on the major street plan of the
Planning Commission. 5uch thoroughfares shall be of the
width designated on the major street plan or as recommended
by the Planning Commission. Minor residential streets in
the subdivision shall provide convenient circulation of
local traffic within the subdivision and adequate access
to all building lots within the subdivision. Off-center
street intersections will not be approved except in un-
usual cases. Parkways and boulevards shall be of such
width as may be designated by the Planning Commission.
As a general rule, minor residential streets shall not
be less than fifty feet (50' ) wide except that this ze-
quirement shall not apply to Trailer Coach Park Development.
(C) In order that proper relationship of new subdivision
streets may be maintained with adjoining streets and land,
the system of streets in a new subdivision, except in un-
usual cases, must connect with streets already dedicated
in adjacent subdivisions. Where no adjacent subdivisions
have been platted, there must, in general, be a reasonable
projection of streets in the nearest subdivided tracts,
and must be aontinued to the boundaries of the tract sub-
divided, so that other subdivisions may be connected
therewith except that this requirement shall not apply
��4�` to Trailer Coach Park Development.
(E) Except in unusual cases, dead-end streets will not be
approved unless such dead-end streets are provided in
such manner as will permit connection with future
streets in adjacent lands, Courts, cul-de--sacs or
"places" may be provided where the shape of a portion
of the proposed subdivision or where the terrain of the
land �ould make it difficult or unreasonable to plat
with connecting streets. These courts, cul-de-sacs or
"places" shall be so arranged as to provide access to
all lots and shall, generally, not exceed four hundred
- feet (400' ) in length. A turn around must be provided
at the closed end having an ontside radius of not less

than fifty feet (50' ). In general, no reserve strips
controlling access to land dedicated or to be dedicated
to public use shall be peraitted except that Trailer
�oach Park lots shall conform to Ordinances regulating
Trailer Coach Park.
(F) Block lengths, generally, should not exceed one thousand
two hundred feet (1,200' ) in length. In blocks of over
eight hundred feet (800' ) length or more, there shall be
pzovided, when recommended by the Planning Co�amission,
a utility or pedestrian easement or walk near the center
of the block, the walk to be paved to a width of not less
than five feet (5' ) except that Trailer Coach Park lots
shall confora to Ordinances regulating Tzailer Coach
Park.
(G) Alleys, oz loading courts, of a minimum width of twenty
feet (20' ) paved surface or in lieu thereof adequate off-
street loading space, shall be provided in business blocks.
Alleys are not required in residential districts, except
that same shall be provided where alleys of adjacent sub-
divisions already platted would be closed or dead-ended
. by failure to provide alleys in the new subdivisions ex-
cept that this requirement shall not apply to Trailer
Coach Park Development.
(I) Curb radii at street intersections shall be not less than
twenty feet (20' ) and property lines shall be adjusted
accordingly except that this requirement shall not apply
to Trailer Cb ach Park Development.
(J'j The minimum dimensions for residential lots in a sub-
division shall be sixty feet (60' ) in width and generally
not less than one hundred twenty feet (120' ) in length,
unless the Planning Commission, for reasonable cause and
for special reasons, aay otherwise approve. In no case
shall a rectangular or irregularly shaped lot contain
less than seven thousand two huncired (7,200) square feet
of area. CoYner lots shall be increased in size whenever
necessary so as to provide that any structure to be placed
thereon shall conform to the building line of each street.
Double frontage lots are undesirable and should not be
allow�ed for if possible to avoid them except that Trailer
Coach Park lots shall conform to Ordinances regulating
Trailer Coach Park.
(K) Side lot lines, insofar as practicable, shall be at right
angles or radial to street lines except that this require-
ment shall not apply to Trailer Coach Park Development.

(P) No lot shall be replatted to reduce the size of the
lots originally platted by a common dedicator, except
with the consent of the majority of the property owners
in the same block, and also the property owners across
the street thezefrom for a similar distance of one
block; in the case of the replatting of a block frontage,
the consent of the majority of the property owners in
the adjacent blocks, and across the street therefzom,
shall be required; such consent required may be implied
where other lots within such area above described have
already been subdivided and built upon; nor shall a lot
be reduced in size belo� the pattern already established
in the same block, or across the street therefrom for
a similar distance, except by the consent above required;
nor shall a lot be reduced in width below sixty feet
(60' ) frontage �ith an area of seven thousand two hundred
(7,200) square feet, except for propexty having a local
retail, local business or business classification except
that Tzailer Coach Park lots shall conform to Ordinances
requlating Trailer Coach Park.
III.
Shoald any part, section, paragraph, sentence, clause or phrase
contained in this ordinance be held to be unconstitutional,
such holding shall not affect the validitq of the remaining
portion of the ordinance, but in all respect shall remain in
full force and effect.
It being for the public welfare that this ordinance be passed
in that new trailer park applications are increasing, creates
an emergency and public necessity, and the rule requiring this
ordinance to be read on more than one occasion be, and the
same is hereby, waived and this ordinance shall not be placed
� on its final reading to its passage, and shall be in full force
and effect from and after its passage and approval.
