Dimensional Control Site Plan • Dimension the distance of the proposed monument sign to the north property line (min. ten feet). A separate sign permit will be required for an on -premise sign. • Based on a mean building height of 18.5 -feet, the required buffer area adjacent to the south property line is 37—feet. Please add a row to the Site Data Table for the Buffer Area Regulation requirement. • Dimension the distance of the proposed building to all adjacent property lines. • A wall, fence or berm is required adjacent to the residential zoning. Please show the location and label the type of screening proposed adjacent to the south property line. • Please define the mechanical and electrical screening device. • Please add the following notes to the Dimensional Control Site Plan o Mechanical equipment located with 120 -feet of any residentially zoned district must meet the standards established in Section 55 Performance Standards of the City of Grapevine Zoning Ordinance. o Mechanical and electrical equipment, including air conditioning units shall be designed installed and operated to minimize noise impact on surrounding property. All such equipment shall be screened from public view. o Lighting shall be designed to reflect away from and adjacent residential areas. o The masonry requirement of Section 54 shall be met. o Screened garbage storage on a concrete pad and no nearer than fifty (50) feet to a residentially zoned district and not located between the front of the building and any street right-of-way. O:\ZCU\2014\SP14-14\SP14-14.l.doc o All on site electrical conducts associated with new construction shall be located underground. o Automobile parking areas within sixty (60) feet of residentially zoned property requires screening by a blind fence or wall at least six (6) feet high. o Lighting levels shall not exceed 0.2 footcandles adjacent to the south property line and shall not exceed 3.0 footcandles adjacent to the north, east and west property lines. o The sign was included in the determination of the illumination levels (if the sign is illuminated). • Designate a refuse storage area on the Dimensional Control Site Plan whether one is used or not. Landscape Plan • Designate a refuse storage area on the Landscape Plan whether one is used or not. • Dimension the distance of the proposed monument sign to the north property line (min. ten feet). • A wall, fence or berm is required adjacent to the residential zoning. Please show the location and label the type of screening proposed adjacent to the south property line. • Label the area between the parking/vehicle use and the south west and east property lines as perimeter landscape area (min. 10 -feet). Elevation sheet(s) • Principal structures located contiguous to the "R-7.5" District shall not exceed one (1) floor level. Please remove the windows from the elevations above the first floor. • Provide the percentage masonry exclusive of doors and windows. • Provide the proposed sign elevation including the proposed gross surface area and height or a note stating any on - premise sign shall meet the sign requirements of Section 60. • Provide an elevation of the required screening device including the proposed (existing) materials. • Provide an elevation of the proposed refuse screening device and gate along with the type of materials proposed. • If parking lot lighting is proposed provide a light fixture elevation including the pedestal. O:\ZCU\2014\SP14-14\SP14-14.l.doc 2 • Light fixtures including the pedestal shall be mounted no higher than the highest point on the primary structure or 27 - feet in height. • Please provide a photometric plan which illustrates lighting levels at the south property line do not exceed 0.2 footcandles and at the west, north and east property lines do not exceed 3.0 footcandles. Please see the staff comments dated September 12, 2014 for a response to the preliminary engineering for the subject site. The above comments must be reflected in the revised submittal, which upon review, can be administratively approved. Please submit the revised documents to the Department of Development Services at 200 South Main Street.
