The following was approved on this Certificate of Appropriateness: 1. Demolish the existing one -car detached garage/storage structure built over the rear property line; reconstruct the structure using wood salvaged from the original structure in a new location six feet from the south side and rear property lines; structure is to serve as a workshop with storage area; 2. Renovate the existing front porch roof, expanding the width to enhance its appearance with period details following Design Guidelines; 3. Construct a new two -car porte cochere on the south side of the house; as per the attached plans and specifications with the conditions the Board of Zoning Adjustment approves expanding the width of the porch roof and a building permit is obtained from the Building Department; and all exterior materials, finishes, paint colors, doors and hardware, windows and exterior light fixtures are required to be approved on a separate Certificate(s) of Appropriateness. An approved Certificate of Appropriateness is not an approved building permit; a building permit(is / is not required. BACKGROUND: Certificate of Appropriateness application #CA21-07 was submitted on January 27, 2021 by the owner/applicant Eric Whetstone to demolish the existing one -car detached garage/storage structure currently built over the rear property line; reconstruct the structure using wood salvaged from the original structure six feet from side and rear property lines; structure to serve as a workshop and storage building for the house; Renovate the existing front porch roof, expand its width and enhance its design with period details following design guidelines. The property was landmarked by the Grapevine Historic Preservation Commission at the October 2020 Meeting. Since then the Whetstones have worked with staff on plans to O:\Historic Preservation Commission\CAs\2021 CA\CA21-07.4 415 South Dooley Street.doc February 26, 2021 (2:50PM) car garage/storage building is located overlapping the site's rear property lines. The structure was constructed without a concrete foundation and is in poor structural condition. The existing porch roof extends beyond the building line. The Whetstones propose to enhance the appearance of the porch roof by widening it with period appropriate architectural details. See sketches. This dimensional change requires approval from the Grapevine Board of Zoning Adjustment. Staff review of the Secretary of Interior Standards for Rehabilitation of Historic Structures Ten Criteria (attached) with regard to the proposed plans for the property found the proposed new workshop with storage structure to be in compliance. Exterior materials of the workshop would match the materials of the house. The workshop would be painted to match the color scheme of the house.
