CITY OF GRAPEVINE, TEXAS.
IN ACCORDANCE WITH ARTICLE 6252-17, V.A.T.C.S., AS AMMED BY CHAPTER
227, ACTS OF THE 61ST LEGISIATURE, REGULAR SESSION, THE SPECIAL BOARD OF

The Board of Zoning Adjustment of the City of Grapevine, Texas, met in a
regular session on Monday, August 13, 1984 at 6:00 PM in the Conference
Room of the Police-Library Building, 307 West Dallas Road, with the follow-
ing persons present to wit:
Gerald Thompson Member
Glenn Deavers Vice Chairman
Bill Waldrip Member
Ron Troy Second Alternate
constituting a quorum, with the following members absent, to wit:

CALL TO ORDER
Vice Chairman Deavers called the meting to order and explained the purpose
and procedures of the meeting.

Vice Chairman Deavers issued the oath of truth to the following members who
expressed a wish to speak relative to the evening's agenda:

I �,�st item for consideration by the Board was BZA 84-17.
It was noted that Mr. C.L. Knight, Jr., wished to have the Board waive the
front setback requirement for a single-family residence at 2820 Longhorn
Dr. Mr. Knight began the discussion by noting that the garage at said
location, extended over, about 2 to 3 feet; noting that the wrong
measurements were pulled off from the curb on the side of the garage. He
also stated that the way the street curves in, it was not visibly
noticeable. He further advised that the house located on lot #7 would need
to be pulled back further to meet setback requirement; also stating that
house on lot #9 is right in line with house at 2814 Longhorn.
There being no further discussion relative to the case, Gerald Thompson
made a motion to grant the variance as requested, and Mr. Waldrip seconded
the motion which prevailed by the following vote:
Ayes: Thompson, Deavers, Waldrip & Troy
Nays: None
Absent: Laub & Tishler & Hall

Next for the Board to consider was BZA 84-16, in which Bro Properties is
requesting the Board to raise height restrictions from 25 feet to 34 feet
and 2-1/2 stories at 2911 Peninsula Dr.

Present to speak, was the land owner, Mr. Jack Sprague. Mr. Sprague
advised the Board that he had originally designed the house to meet the 35
foot height limitation. He also noted that in speaking with neighbors in
the area, that they too, had not been aware of the restriction change.
Mr. Sprague advised that the change in height limitation was acknowledged
when his design was turned in to the City, which at this tines, a variance
was requested.
Then the Board directed questions to Mr. Tommy Hardy, as to why height
restrictions were changed to 25 feet. Mr. Hardy advised that when the City
went through the rezoning process, a new R-7.5 zoning district had been
adopted; which had height restrictions of 25 feet or 2 story. He further
noted that most of the single-family developments in Grapevine cam in
under the new zoning district. The property mentioned in subject case, was
originally zoned under the old R-1 district, which had a 35 foot or 2-1/2
story restriction.
After a brief discussion, Ron Troy made a motion to approve the variance as
requested, and Mr. Thompson seconded the motion which prevailed by the
following vote:
Ayes: Thompson, Leavers, Waldrip & Troy
Nays: None
Absent: Lamb & Tishler & Hall
Mr. Hardy advised the Board of a workshop meting scheduled for August 14th
at 6:00 PM to review zoning ordinance problems; height restrictions being
one of the topics of discussion.
At approximately 6:30 PM, Bill Waldrip made a motion to adjourn the met-
ing, and Gerald Thompson seconded the motion which prevailed by the
following vote:
Ayes: Thompson, Deavers, Waldrip & Troy
Nays: None
Absent: Lamb & Tishler & Hall
