consideration of same.

and consideration of same.
C. Board of Zoning Adjustment to conduct a public hearing

The Board of Zoning Adjustment for the City of Grapevine, Texas, met in
Regular Session, Thursday, December 6, 1984 at 6:00 P.M. in Rom 204, the
Conference Rom of the Police-Library Building, 307 West Dallas Road, with
the following persons present, to wit:
Doug Lamb
Chairman
Glenn Deavers
Vice-Chairman
Gerald Thompson

constituting a quorum, with First Alternate, Steve Hall and Second
Alternate, Pon Troy absent, and the following City Staff, to wit:
H.T. (Tommy) Hardy Director of Community Development
Sue Martinez Secretary
Chairman Lamb called the meting to order and explained the purpose and
procedures thereof.
Chairman Lamb then issued the Oath of Truth to those in attendance who
expressed a wish to speak relative to the evening's agenda.
The Oath of Truth was issued to Mr. Jerry Pair, Tom Day, Bill Hudson and
Gary Veneble.
BOARD OF ZONING ADJUSTMENT CASE BZA 84-28 - JERPELL L. PAIR
The Board of Zoning Adjustment was first to consider BZA Case 84-28
submitted by Mr. Jerrell L. Pair.
Mr. Pair spoke on behalf of the application for variance requesting an
exception to Grapevine Zoning Ordinance 84-16 relative to off-street
parking and maximum in-pervious area for Lot 1, Block 1, of Central Business
Park. Mr. Pair noted that he has been unable to comply with the
requirements of open space. It was noted that if strict compliance of all
regulations are enforced, the building size would have to be reduced, which
would result in an abandoning of the project. A variance of the parking
requirements is being requested for (1) one parking space. The lot is a
small lot, approximately 17,255 square feet. Mr. Tommy Hardy noted that
this particular case has been caught in the middle of the changes of the
city building codes and land usage regulations since the start of planning
for the proposed facility on this property.
There being no further discussion relative to the case, a motion was
rendered by Gerald Thompson to grant the variance as requested and
Vice-Chairman Deavers seconded the motion, which prevailed by the following
vote:
Ayes: Waldrip, Tischler, Lamb, Thompson and Deavers
Nays: None
Absent: Hall and Troy

Next for consideration by the Board of Zoning Adjustment was BZA Case 84-29
submitted by Tanlee Custom Hones.
This application for a variance, concerns an existing house located at 2942
Crestline or Lot 23, Block 2, Woodland Hills Estates. The request is for

an exception to the 30 foot front yard set-back requirement relative to a
varying building line, where a portion of the house is set-back only 26
feet. It was noted by the Board of Zoning Adjustment, that this was a
cause of a surveying error. Also, it is being requested for an exception
to the sideyard set-back, concerning a detached rear garage which extends
(1) one foot into the required 15 foot sideyard.
Then there was discussion relative to whether the street name Crestline had
been changed.
Following a brief discussion of the subject case, a motion was made by
Garry Tischler to grant the variance as requested and Bill Waldrip seconded
the motion, which prevailed by the following vote:
Ayes: Waldrip, Tischler, Lamb, Thompson and Deavers
Nays: None
Absent: Hall and Troy

Next for consideration by the Board of Zoning Adjustment was BZA Case 84-30
submitted by Mr. Tom Day.
Mx. Day spoke relative to the expansion of his existing business by 80
feet. He is requesting a variance of 10 feet for the front yard
requirements to accommodate his building plans and also a reduction of the
required parking from 19 to 12 spaces. The Board members discussed with
Mr. Day, the possibility of constructing his new office over the top of the
existing building rather than expanding otherwise. Mr. Day had not
explored this type of construction and stated that his concern was to be as
close as possible to the manufacturing area of the business. Then there
was discussion concerning whether the requested parking would be sufficient
for Mr. Day's business. Mr. Day stated that there is very little sales
calls to his business and that he only has 12 employees to accommodate with
parking area.
There being no further discussion to the subject case, a motion was made by
Vice-Chairman Deavers to grant the set-back variance of 10 feet and to deny
the parking space variance and Bill Waldrip seconded the motion, which
prevailed by the following vote:
Ayes: Waldrip, Tischler, Lamb, Thompson and Deavers
Nays: None
Absent: Hall and Troy
Next the Board was to consider the minutes of the November 1, 1984 meeting.
There being no questions or amendments to the minutes, a motion was made by
Bill Waldrip to approve the minutes as written and Gerald Thompson seconded
the motion, which prevailed by the following vote:
Ayes: Waldrip, Tischler, Lamb, Thompson and Deavers
Nays: None
Absent: Hall and Troy

There being no further business to be considered by the Board, a motion was
made by Garry Tischler to adjourn the meting at approximately 6:45 P.M.
