The Board of Zoning Adjustment for the City of Grapevine, Texas met in
regular session August 7, 1986, at 413 Main Street, in the Council
Chambers, Grapevine, Texas with the following members present to wit:

constituting a quorum, with Chairman Bill Waldrip, and 1st Alternate, John
Ferguson absent. Also present was Council Representative Ted Ware and the
following City Staff present to wit:

Gerald Thompson, presiding as Chairman called the meeting to order at 6:05
P.M.
OLD BUSINESS
The first item of old business was for the Board of Zoning Adjustment to
consider BZA 86-34 and BZA 86-35, submitted by Chasewood Construction
Company who is asking for exceptions to the screening requirements for a
multi- family project on Grayson Avenue. This case has been tabled since
the May 5, 1986 meting. Tommy Hardy stated that Staff reconwnds tabling
these cases since Tom Michaels is still negotiating with the single family
builders on the west side of the creek about constructing the screening.
Ron Troy made a motion to table both cases. Garry Tischler seconded the
motion which prevailed by the following vote:
Ayes: Thompson, Troy, Tischler, Bigbie, Giffin
Nays: None
Absent: Waldrip, Ferguson
NEW BUSINESS
The first item of new business was for the Board of Zoning Adjustment to
consider BZA 86-50, submitted by Madera Hones who is requesting a variance
for a six-inch (6") encroachment into the required thirty-foot (30') front
yard setback, an exception from Zoning Ordinance 82-73, Section 15.G.1.
Robert Frost, of 3506 Fieldwood Court, Grapevine, took the Oath of Truth
and explained that at the time of closing, they discovered, by survey, a
six-inch (6") encroachment in the thirty-foot (301) front setback area.
Pamela Madera, of 320 Artist Road, Sante Fe, New Mexico, and builder of the
residence took the Oath of Truth and stated that this had not happened
before and that the lot was real tight to build on.
With no one else to speak, Garry Tischler made a motion to close the Public
Hearing. Ron Troy seconded the* motion which prevailed by the following
vote:

variance as requested. Ron Troy seconded the motion which prevailed by the

The next item of new business was for the Board of Zoning Adjustment to
consider BZA 86-51, Triple A Oil, who is requesting an exception to
Grapevine Zoning Ordinance 82-73, Section 60, Sign Standards for a service
station located at 2600 William D. Tate Avenue, Treepoint Plaza Shopping
Center. The applicant is requesting three exceptions to build a sign
thirteen inches (13") smaller than the required width of a pole sign, to be
allowed changeable copy and also that it be painted gray than the required
panetone color.
Steve Cope, of Rt. 1, Box 45A, Justin, Texas, and representing Triple A Oil
Company took the Oath of Truth. Mr. Cope explained that this was a
pre-manufactured sign for Texaco Oil Company and to meet Grapevine
specifications, it would have to be manufactured by a custom sign company.
Mr. Cope stated that the color would not be a problem to conform with.
City Council Representative, Ted Ware, spoke in regards to the Councils
part of the sign ordinance and that some signs will work under the
ordinance and there will be those that are manufactured by a nationwide
chain which might not conform.
After a lengthy discussion, Ron Troy made a motion to close the Public
Hearing. Don Bigbie seconded the motion which prevailed by the following
vote:
Ayes: Thompson, Troy, Tischler, Bigbie, Giffin
Nays: None
Absent: Waldrip, Ferguson
After more discussion, Garry Tischler made a motion to grant the variance
for the width of the sign being six foot - one and three eighths inch, (6'
1 3/8") and the pricing be removable or changeable. Don Bigbie seconded
the motion which prevailed by the following vote:
Ayes: Thompson, Troy, Tischler, Bigbie, Giffin
Nays: None
Absent: Waldrip, Ferguson
The next item of new business was for the Board of Zoning Adjustment to
consider BZA 86-52, and BZA 86-53, submitted by General Homes who is asking
for the standard model home request to close in the garage temporarily for
sale offices as per Grapevine Zoning Ordinance 82-73, Section 15, R-7.5
Single Family requirements for off-street parking and driveways, for
residences located at 1824 Altacrest (Lot 27, Block 5, Shadow Glen, Phase
2-A), and 1826 Altacrest (Lot 28, Block 5, Shadow Glen, Phase 2-A).
With no one else to speak for or against the request, Garry Tischler made a
motion to close the Public Hearing. Ron Troy seconded the motion which
prevailed by the following vote:
Ayes: Thompson, Troy, Tischler, Bigbie, Giffin

Since this is a standard request, Ron Troy made a motion to grant both
variances as requested. Garry Tischler seconded the motion which prevailed
by the following vote:

BZA 86-54, Marvin K. Perms
The next item of new business was for the Board of Zoning Adjustment to
consider BZA 86-54, submitted by Marvin K. Perry who is requesting a
variance of an encroachment of thirteen (131) feet into the twenty-five
(25') foot rear yard, an exception to Grapevine Zoning Ordinance 82-73,
Section 16.G.2.
Charlene Perry of 2104 Ridge Lane and applicant of the request, took the
Oath of Truth and explained about erecting a carport in their rear yard and
stated that all neighbors were in agreement.
John Dunkin of 2119 Ridge Lane, Grapevine, and builder took the Oath of
Truth and stated how the carport would be built and the materials being
used.
With no one else for or against the request, Garry Tischler made a motion
to close the Public Hearing. Ron Troy seconded the motion which prevailed
by the following vote:
Ayes: Thompson, Troy, Tischler, Bigbie, Giffin
Nays: None
Absent: Waldrip, Ferguson
After further discussion, Ron Troy made a motion to grant the variance as
requested. Don Bigbie seconded the motion which prevailed by the following
vote:
Ayes: Thompson, Troy, Bigbie, Giffin
Nays: Tischler Absent: Waldrip, Ferguson
The motion carried, the variance was granted.
BZA 86-55, John S. Dunkin
The next item of new business was for the Board of Zoning Adjustment to
consider BZA 86-55,• submitted by John S. Dunkin who is asking for an
exception from Grapevine Zoning Ordinance 82-73, Section 16.G.2, an
encroachment of four foot - eight inches (418") in the required twenty-five
foot (25') rear yard for a carport.
With no one else to speak for or against the request, Don Bigbie made a
motion to close the Public Hearing. Garry Tischler seconded the motion
which prevailed by the following vote:
Ayes: Thompson, Troy, Tischler, Bigbie, Giffin
Nays: None
Absent: Waldrip, Ferguson
After further discussion, Garry Tischler made a motion to grant the
variance as requested. Ron Troy seconded the motion which prevailed by the
following vote:

Tommy Hardy asked the Board if they could reschedule the October meeting
date due to Staffing conflicts.
After discussion the Board agreed on scheduling the next Board of Zoning
Adjustment meeting for October 6, 1986.

The next item of miscellaneous discussion was for the Board to verify the
exact variance that was granted for BZA 86-41, submitted by Wilbur Goltz
from the June 5, 1986 meeting concerning masonry requirements.
The variance that was granted at the June 5, 1986 meeting was to require
masonry on the south and east side of the building.

With no further discussion Don Bigbie made a motion to adjourn. Charles
Giffin seconded the motion which prevailed by the following vote:
