The Planning and Zoning Commission of the City of Grapevine, Texas met in a
Workshop session Monday, January 21, 1985 at 7:00 P.M. in the Conference
Room at 307 West Dallas Road, with the following nviThers of the Planning
and Zoning Comission, Ordinance Mop-Up Committee present, to wit:

Chairman Spencer declared that the meting was in session and stated the
procedures and purposes of the meeting. The Comittee, reviewed and made
recommendations for amendments to the following sections of the
Comprehensive Zoning Ordinance.
SECTION 51 -PEQUIM=S FOR OPEN SPACE AND RECREATIONAL AREAS
Section 51,E (sentence five - the word Imy is changed to shall.
Section 51,E.
Re: Money from developers in lieu of open space - there followed a period
of discussion wherein the members expressed concern over the use of money
from developers in lieu of open space land, particularly where it is
mentioned that if this money is not used for parks or other open space
within two years, the money will be returned to the developer. Chairman
Spencer noted that the City should have the "Right of Determination".
Gerald Norman further stated that the City should be able to set criteria
regarding acreage and open space and/or money. A clause is needed so that
it is very explicit stating that the City has the right to determine - land
or money.
Section 20, A, 6 - this section is to be deleted.
Section 20, B, 1 - add word private before swimming pools and before tennis
courts
Section 20, B - Paragraph after #5, beginning with line 4 - should read
building line and the front property lines.
Section 20, C, 2. should also include the following wording: swimming
pools and tennis courts no closer than 75 feet to any adjacent residential
district.
