T. (Tommy) Hardy Director of Community Development A. L. Dugger Assistant Director of Public Works Kevin Conklin Director of Parks & Recreation Joy Carroll Administrative Aide Mary Peddycoaxt Secretary Also present were: John Boyle Tony Wiles City Attorney City Planning Consultant Chairman Spencer opened this Workshop Session for discussion at approximately 7:30 P.M. At this time, Mr. Tony Wiles, City Planning Consultant for the City of Grapevine spoke, giving his thoughts relative to the Terra Properties Zoning case. As these comments were strictly "off the record", they have not been made a part of these minutes. The first item for discussion was Section 20 (TH, Townhouse). Sect. 20, D, 2. P. & Z. recommends two (2) persons. Sect. 20, G, 5. Change 80 ft. for lot depth to 100 ft. Sect. 20, 1, 1. Maximum height will be as follows: Max. height of principal structure should be two (2) stories, not to exceed 25 feet, except where TH District is contiguous to existing "R-7.5", "R-12.5" or "R-20" Single Family Residential Districts. When adjacent to or contiguous to existing single family districts, the Townhouses must mirror those residential units. If single family residences are one (1) story, then so must the TH District be one (1) story. Sect. 20, M, 3. Would allow no more than eight (8) Townhouses in a row - as maximum. Sect. 20, M, 7 & 8. Provide "good neighbor fence" and vehicle storage areas to be eight (8) ft. fence. Other fencing - a consistent six (6) ft. Section 21 - R-MF-1 Sect. I,l. Change to two (2) stories and 25 ft (as in TH I, l) Section 22 - R41F-2 Sect. C, 4. Delete all wording after "Nursing Homes". Sect. 1, 1. Sam wording as R-MF-1. Section 23 - LB Sect. A, 1. delete "shoes, clothing" Sect. B, 4. add - "not in front set backs". Sect. C, 4. need to define "convenience store". Page 2. Planning and Zoning Workshop February 26, 1985 Section 25 - CC Sect. 25, A. Add the following wording, "provided they are within enclosed buildings". Sect. 25, A, 10, 11 & 12 - these sections should be moved to conditional use section. Sect. 25, A, 14, 18 & 19 move to conditional use Sect. 25, B, 4. add: "not in front set backs". Sect. 25, M, 4. clarify buffer strip, as in CN District. Section 26 - HC Sect. 26, F. Change to "Density". Section 52 - Tree Preservation Sect. 52, H. second paragraph, change from 6 ft. to "7 ft.". Page 3. Planning and Zoning Workshop February 26, 1985 Section 53 - Landscaping Sect. 53, G, 1. appropriate wording to be added. Sect. 53, 1, 3, b. change to "15%".
