CITY OF GRAPEVINE
The Planning and Zoning Commission of the City of Grapevine, Texas met in
a Special Workshop Session on this the 26th day of January, 1982 with the
following persons present to -wit;

The meeting was called to order by Chairman Sharron Spencer.
WORKSHOP DISCUSSION
The first order of business to come before the Planning and Zoning Commission
was to discuss various changes in the draft of their by -laws. These changes
will be discussed again at a future workship session.
The next order of business was to discuss the first draft of the proposed new
zoning ordinance submitted by City Attorney, John Boyle.
City Engineer, Jim Baddaker, expressed the City Staff's concern of handling
the existing ordinance and the new ordinance once it is adopted; especially
regarding setback and parking requirements. He asked that the Planning and
Zoning Commission address this and attempt to find a way of making such
requirements as uniform as possible.
Mr. Baddaker also indicated the City Staff feels that the Board of
Adjustment Members should attend one of the Planning and Zoning Commission's
workshop sessions regarding the proposed new Zoning Ordinance so the Board
of Adjustment will understand the process of drafting a new zoning ordinance.
This will also help the City Staff assist the Board of Adjustment.
Chairman Sharron Spencer suggested the Planning and Zoning Commission determine
which zoning districts in the first draft they wished to keep and then the
uses and regulations under each category would be discussed.
The following zoning districts were discussed:
R -15 Single Family District was changed -to R -20 Single Family District.
R -7.5 Single Family District remained uncha gec'.
R -6 Single Family District was changed to R -12.5 Single Family District.
R -3.5 (D) Two family district remained the same.
R -3.5 (F) Four family district was changed to R -3.75 Four family district
Several members expressed concern regarding Single Family uses in the two,
four and multi - family districts.
R- 114F -1 Multi- family district remained the same. Eliminate 45, page 15.
R -MF -2 Multi - family district remained the same. Eliminate #5, page 17
and change 18 units per acre to 20 units per acre.
R -MF -3 Multi- family district was eliminated.
R -TH- Townhouse district remained the same. Change lot width from
22 feet to 25 feet, #4, page 22.
R- TH- Townhouse district was the last district discussed.
The Planning and Zoning Commission will have another workshop session,
Thursday, February 11, 1982 at 7:00 P.M.
ADJOURNMENT
There being no further business to discuss the Planning and Zoning Commission,
Chairman Sharron Spencer adjourned the meeting.
