Room, 413 Main street, with the .following persons present to-wit: Sharron Spencer Ron Cook Ann Glynn Harlen Joyce Gerald Norman Chairman Vice Chairman Member Nlember limber constituting a quorum with Members Harold Anderson and Klee Hawkin absent, with the following members of the City staff: - s Jim Baddaker Tommy Hardy Marc Guy Patte Bird Public Works Director Building Official City Planner Secretary The meting was called to order by Chairman Sharron Spencer. NLI-1 BUSINESS The Planning & Zoning Commission discussed general areas to relative e Residential Zoning districts. Changes made were: a th Section 6 - Subsection B - No. 3 - Omit "not containing cooking facilities" and add cabana, pavilion or roofed area. Section 6 - Subsection B - Paragraph after No. 5 - Add current ordinance 1878.2 No. b. Section 6 - Subsection D - Add No. 4 - Minimum square footage per dwelling unit on .a 20,000 sq. ft. lot - 1,600 sq. ft. Section 8 - Subsection B - No. 3 - Omit "not containing cooking facilities" and add cabana, pavilion or roofed area. Section 8 - Subsection D - Add No. 4 - Minimum square footage per dwelling unit is 1,200 sq. ft. Section 9 - Change R-6 to R-12.5. Section 9 - Subsection B - Leave in No. 2. Section 9 - Subsection B - No. 3 - Omit "not containing cooking facilities" and add cabana, pavilion or roofed area. Section 9 - Subsection B - Add No. 5 - Storage Building (100 sq. ft. or less with no wiring or plumbing. Anything larger will require the approval of the City Council). Section 9 - Subsection B - Add current ordinance 1878.2 Section b. Section 9 - Subsection D - Add No. 4 - Minimum square footage per dwelling unit is 1, 400 sq. ft. Section 9 - Subsection D- Change No. 2 - 12 stories or 20 ft. Section 9 - Subsection C - Change No. 1 from 25 ft. to 35 ft. Change No. 2 from 20 ft. to 25 ft. Change No. 3 from 5 ft. to 8 ft. Change No. 4 from 50 ft. to 80 ft. Change No. 6 from 6,000 sq. ft. to 12,500 sq. ft. Section 10 - Subsection A - Delete No. 1 Section 10 - Subsection A - No. 3 - Omit "Single-Family". Section 10 - Subsection A - Add No. 6 - same as No. 6 on page 9. Section 10 - Subsection B - Change No. 1 from Private garage to storage building (100 sq. ft. or less with no plu mbing or wiring - anything larger will require approval of the e City Section 10 - Subsection B - Change the paragraph beginning with "When any of the foregoing...", to read "said uses shall be located not less than 20 feet from any street right-of-way and 6' from rear and side lot line. Section 10 - Subsection D - Change No. 1 from 30 ft. to 25 ft. No. 4 from 60 ft. to 65 ft. Delete No. 7 Section 10 - Subsection D - No. 8 - Change to read "Only one duplex structure shall be permitted on each lot or lot of record as the case may be". Section 10 - Subsection E - Change No. 1 -'from 21, to 2 stories and 30 feet to 25 feet. Section 10 Subsection E - Change No. 2 - from 15 feet to 12 feet. Section 10 Subsection E - Add "Minim= sq. ft. of duplex structures to be identical to current ordinance requirements - page 1882. Section 15 - Subsection B - Nos. 1 through 3 - In common areas only. Section 15 - Subsection C - No. 4 - Change from 25 ft. to 30 ft. Section 15 - Subsection D - No. 1 - Change from 30 feet to 2 stories or 25 feet. There being no further business to come before the Planning & Zoning Commission, Member Ann Glynn made a motion to adjourn. Section 12 - Subsection B - Change No. 6 to read "Screened garbage storage no nearer than 50 feet to a single family residential district boundary lines and not within front yard setback". Section 12 - Subsection B - No. 7 - Delete the words ,devej_oped lot for"; and change "single family dwelling,, to ,Single family residential district". Section 12 - Subsection B - Add No. 9 - "I�Ie social rooms in common area only", eting, party and/or Section 12 - Subsection B - Delete No. 8, Section 12 - Subsection B - Add No. 10 _ Cabana, pavilion or roofed area. There being no further business to come before the planning & Zoning Commission, Member Gerald Norman made a motion to adjourn.
