ADJUSTMENT REGULAR MEETING AGENDA WAS PREPARED AND POSTED ON THIS THE 1ST

The Board of Zoning Adjustment for the City of Grapevine, Texas, met
in regular session on Monday evening, February 4, 1991, at 6:00
P.M., in the Council Chambers, Room #205, 307 West Dallas Road,
Grapevine, Texas with the following members present to wit:
Charles Giffin
Gerald Thompson
Patti Bass
John Dorety
Andrew Quinn
Chairman
Secretary

1st Alternate
constituting a quorum, with Vice Chairman, Raymond Truitt and 2nd
Alternate Randy Howell absent. Also present was City Council
Representative Gil Traverse, and the following City Staff:
Greg Wheeler Building Official
Joy Carroll Administrative Aide
Roger Beecham Attorney, City Attorney's Office
Gerrie Anderson Administrative Secretary
Chairman, Charles Giffin, called the meeting to order at 6:03 P.M.
BZA 90-4!0, ROY STEWART HOMES, INC.
The item of old business for the Board of Zoning Adjustment to
consider was BZA 90-4% submitted by Roy Stewart Homes, Inc. This
case was tabled at the last months meeting because Mr. Stewart was
unable to attend the public hearing.
Mr. Stewart is requesting a variance from Grapevine Zoning Ordinance
82-73, Section 15.G.3. for R-7.5, Single Family, six (61) foot side
yard requirements. A .2 foot variance is being requested to allow a
5.8 foot side yard along the north property line. The request is
for 1025 Winding Creek, West, Lot 35, Block 9, Winding Creek I.
Greg Wheeler explained that Community Development had received a
memo from Stan Laster, Assistant Director of Public Works, stated
that Mr. Stewart has approached Public Work's staff about abandoning
a notch from the easement to alleviate the encroachment. Mr. Laster
also explained in his memo that the proposed easement has been
forwarded to various utility companies for their response before
finalizing the easement abandonment documentation.
Roy Stewart of 1133 Airline took the Oath of Truth and explained to
the Board about submitting all the necessary paperwork for the
easement abandonment. He noted that the owners are planning on
adding a new room over the garage which will not further encroach
into the yard.

With no one else to speak either for or against the request, Patti
Bass made a motion to close the public hearing. Gerald Thompson
seconded the motion which prevailed by the following vote:
Ayes: Giffin, Thompson, Bass, Dorety, Quinn
Nays: None
Absent: Truitt, Howell
After further discussion, John Dorety made a motion that a special
condition did exist and the special condition is that the house is
existing. Patti Bass seconded the motion which prevailed by the
following vote:
Ayes: Giffin, Thompson, Bass, Dorety, Quinn
Nays: None
Absent: Truitt, Howell
John Dorety then made a motion to grant a variance to Grapevine
Zoning Ordinance 82-73, Section 15.G.3, six foot side yard
requirements, allowing a .2 foot variance, subject to City Council's
approval to abandon the existing easement. Patti Bass seconded the
motion which prevailed by the following vote:
Ayes: Giffin, Thompson, Bass, Dorety, Quinn
Nays: None
Absent: Truitt, Howell

The item of new business for the Board of Zoning Adjustment to
consider was BZA 90-42, submitted by Ralph B. Putnam who is
requesting a variance from Grapevine Zoning Ordinance 82-73, Section
15.G.1 which requires a thirty foot front yard setback to allow an
8.3 foot variance. The property is located at 3635 Oakwood Drive,
Lot 5, Block 1, Grapevine Lake Estates.
Mr. Ralph Putnam, applicant, took the Oath of Truth and explained
that the home was built more than 25 years ago and he is wanting to
remodel and bring the home up to building code standards.
With no one else to speak either for or against the request, Gerald
Thompson made a motion to close the public hearing. Patti Bass
seconded the motion which prevailed by the following vote:
Ayes: Giffin, Thompson, Bass, Dorety, Quinn
Nays: None
Absent: Truitt, Howell
Andrew Quinn made a motion that a special condition exist and that
the special condition was that the house was existing. John Dorety
seconded the motion which prevailed by the following vote:

Andrew Quinn then made a motion to grant the variance to Grapevine
Zoning Ordinance 82-73, Section 15.G.1, allowing an 8.3 foot
variance, providing for a 21.7 foot front yard setback. John Dorety
seconded the motion which prevailed by the following vote:
Ayes- Giffin, Thompson, Bass, Dorety, Quinn
Nays: None
Absent: Truitt, Howell
MINUTES
Next the Board of Zoning Adjustment considered the minutes of the
November 5, 1990, meeting.
Gerald Thompson made a motion to accept the minutes as written.
Patti Bass seconded the motion which prevailed by the following vote:
Ayes: Giffin, Thompson, Bass, Dorety, Quinn
Nays: None
Absent: Truitt, Howell
ADJOURNMENT
With no further discussion, Patti Bass made a motion to adjourn the
meeting. Gerald Thompson seconded the motion which prevailed by the
following vote:
Ayes: Giffin, Thompson, Bass, Dorety, Quinn
Nays: None
Absent: Truitt, Howell
The meeting was adjourned at 6:20 P.M.
