The Board of Zoning Adjustment for the City of Grapevine, Texas, met
in regular session on Mondav evening, May 20, 1991, at 6:00 P.M,, iri
the Council Chambers, Room #205, 307 West Dallas Road, GrapP �7.j_ 1-1
Texas with the following members present to wit:

constituting a. quorum with Vice Chairman, Raymond Truitt, and 1st
Alternate, Andrew Quinn absent. Also present were Gil Traverse,
City Council Representative, and the following City Staff:

Chairman, Charles Giffin, called the meeting to order at 6-03 P.M.
BZA91-08, JOE WPIGTTT
The first item of new business for the Board of Zoning Adjustment to
consider was BZA91-08, submitted by Joe Wright. Mr. Wright is
requesting a variance from Grapevine Zoning Ordinance 82-73, Section
53.J.2, Landscaping Regulations, which requires a 20 foot visibility
triangle setback from the point of intersection of two public
rights-of-way for structures more than three feet (3') high. The
variance request is for the Stonegate III entry columns which
encroach 3.5 feet on Lot 1, Block 1 and 2.5 feet on Lot 1, Block 3.
Greg Wheeler explained that the applicant wishes to align the entry
columns on Birch Street with the entry columns to Stoneqate I,
directly across Roberts Road. To meet the Ordinance requirements
would cause encroachment further into the corner lots on the corners
of Birch Street and Roberts Road.
With no one to speak either for or against the request, Gerald
Thompson made a motion to close the public hearing. Patti Bass
seconded the motion which prevailed by the following vote:
Ayes: Giffin, Thompson, Bass, Dorety, Howell
Nays: None
Absent: Truitt, Quinn

Martin Schelling, with Wright Development, took the Oath of Truth
and explained that Mesa Design, who is designing the entryway has
staked out the trees but they are not shown on the plat.
After further discussion, Randy Howell made a motion that a special
condition did exist and that the special condition is, that in order
to meet the ordinance requirements would cause encroachment further
into the corner lots of Birch Street and Roberts Road, and that
uniformity should be kept. John Dorety seconded the motion which
prevailed by the following vote:
Ayes: Giffin, Thompson, Bass, Dorety, Howell
Nays: None
Absent: Truitt, Quinn
Randy Howell made a motion to accept the variance to Grapevine
Zoning Ordinance 82-73, Section 53.J.2, Landscaping Regulations, for
the encroachment of the Stonegate III entry columns of 3.5 feet for
Lot 1, Block I and 2.5 feet for Lot 1, Block 3. Patti Bass seconded
the motion which prevailed. by the following vote:
Ayes: Giffin, Thompson, Bass, Dorety, Howell
Nays: None
Absent: Truitt, Quinn
The last item of new business for the Board of Zoning Adjustment to
consider was BZA91-09, submitted by Classy Glass, Inc. who is
requesting a variance to Grapevine Zoning Ordinance 82-73, Section
15.G.2, R-7.5, Single Family Zoning District Regulations' 25 foot
rear yard setback requirements. A 2.8 foot variance is being
requested to allow a 22.2 foot rear yard in the area of the sun room
addition at 4509 Copperfield, Lot 27, Block • Glade Crossing I-B.
Greg Wheeler explained that the applicant indicated on the plot plan
that the 22.2 foot measurement was from the 7.5 foot utility
easement, when in reality it was from the property line. When the
inspector was called out for a setback inspection, he noticed the
22.2 feet was not to the utility easement but to the property line.
Mr. Wheeler noted that the property owner has purchased a spa that
needs to be enclosed, and with this property backing up to Euless
Main, Staff recommends approval.
Marilyn Pierson, applicant, of 344 McDonnell, Lewisville, Texas,
took the Oath of Truth. Ms. Pierson submitted to the Board, letters
of approval from neighboring property owners.
With no one else to speak either for or against the request, Patti
Bass made a motion to close the public hearing. Randy Howell
seconded the motion which prevailed by the following vote:

Randy Howell made a motion that a special condition did exist.
Gerald Thompson seconded the motion which prevailed by the following
vote:
Ayes: Giffin, Thompson, Bass, Dorety, Howell
Nays: None
Absent: Truitt, Quinn
Randy Howell then made a motion that the special conditions are that
the building permit has already been issued on the property, and the
misfortune of the back yard setback measurement taken from the
property line and not from the utility easement as stated in the
permit that was required. Gerald Thompson seconded the motion which
prevailed by the following vote:
Ayes: Giffin, Thompson, Bass, Dorety, Howell
Nays: None
Absent: Truitt, Quinn
Randy Howell further made a motion to approve the variance to
Grapevine Zoning Ordinance 82-73, Section 15.G.2, R-7.5, Single
Family Zoning District Regulations for a 2.8 foot variance, allowing
for a 22.2 foot rear vard in the area of the sun room addition to
the existing structure. John Dorety seconded the motion which
prevailed by the following vote:
Aves: Giffin, Thompson, Bass, Dorety, Howell
Nays: None
Absent: Truitt, Quinn
MINUTES
Next the Board of Zoning Adjustment considered the minutes of the
May 6, 1991, meeting.
Patti Bass made a motion to adopt the minutes of the May 6, 1991
meeting as written. Gerald Thompson seconded the motion which
prevailed by the following vote:
Ayes: Giffin, Thompson, Bass, Dorety, Howell
Nays: None

With no further discussion, John Dorety made a motion to adjourn the
meeting. Patti Bass seconded the motion which prevailed by the
following vote:
