The applicant is requested a variance of 15-feet allowing a lot depth of 85-feet for an existing lot. To accommodate the reduced lot depth of properties in the immediate vicinity, the Board from 1994 through 2014 has approved variances to lot depth, as well as encroachments into the front and rear yard setbacks for properties addressed at 1715, 1725, 1733, 1805, and 1833 Silverside Drive, 607 Redbud Lane, 1723 and 1834 Anglers Plaza, and 1821, 018ZA120161Cases\BZA16-25.4 1836 and 1859 Chris Craft, which are also zoned "R-7.5" Single Family District. The front and rear yard variances approved in the immediate vicinity range from five feet to twelve feet and one foot to nine feet respectively. In 2002 the Board approved a special exception located at 1723 Anglers Plaza, to allow for an expansion for a detached garage to extend to the 25-foot (25') front yard setback line. In 2014 the Board approved a special exception located at 115 Silverside Drive, to allow for an expansion for an attached garage to extend to the 25-foot (25') front yard setback line. BACKGROUND INFORMATION: The subject site contains an existing 2,050 square foot dwelling. The applicant intends to construct an unenclosed stairway cover for an existing outdoor stairway, which currently provides access to an above the garage living area, and to construct a 388-square foot patio cover atop an existing paved surface all located on the west side of the dwelling within the rear yard. An unenclosed covered patio used for outdoor recreational purposes requires a rear yard setback of six -feet (6') to the rear property line. The proposed unenclosed covered patio and unenclosed stairway cover adjacent to the west property line does not increase the level of non -conformity on the subject site.
