The Board of Zoning Adjustment for the City of Grapevine, Texas met in
regular session February 2, 1987, at 307 West Dallas Road, in the Council
Chambers, Grapevine, Texas with the following members present to wit:

constituting a quorum, with City Council Representative Ted Ware present
and the following City Staff present to wit:

CALL TO ORDER
Chairman Bill Waldrip called the meeting to order at 6:05 P.M.
NEW BUSINESS
BZA 87-08, EVANS, BIRMINGHAM, WILLIAMSON
The first item of new business was for the Board of Zoning Adjustment to
consider BZA 87-08, submitted by Evans, Birmingham, Williamson, who is
asking for variances to the Comprehensive Zoning Ordinance, Appendix D,
Section 26.G.3, Highway Commercial, requiring a twenty-five (25') foot
landscape setback allowing only landscaping, access drives and walks,
Section 53.H.2.a, landscaping regulations and an exception to Section
53.H.1.c which requires landscaped islands at the terminus of rows of
parking.
Tommy Hardy stated that a case involving the subject tract submitted by the
applicant was before the Board about a year ago. That case proposed a more
intense development to preserve the old station. The subject case would do
away with the old service station and build a one-story auto parts store.
Staff recommended approval.
Walt Buster of 5749 Redwood Lane, Dallas, representing John Evans, took the
Oath of Truth and stated that they would like to use the twenty-five (25')
setback as part of an access drive to reduce the required landscaping on
the side yard and rear yard setbacks, and to eliminate a landscaping island
at the end of the row of parking.
Marion Brekken, member of the Main Street Committee and Grapevine
Historical Society, took the Oath of Truth and asked if the developer and
Mr. Vick, the Main Street Director, had discussed how to use the present
structure on the site. Mrs. Brekken also asked the Board to keep the
Public Hearing open until this was discussed.
Charles Giffin, Chairman of the Main Street Committee, spoke in regards in
keeping historical buildings on Main Street and feels that this case needs
to be tabled until there is further input.
With no one else to speak further on this case, Gerald Thompson made a
motion to close the Public Hearing. Ron Troy seconded the motion.
Chairman Waldrip stated that if there is consideration to table the
application, then leave the ability to open the Public hearing at a later
date. Ron Troy withdrew his second to the motion in order to keep the
Public Hearing open.
Gerald Thompson made a motion to temporarily close the Public Hearing, and
continue the Public Hearing at the March 2, meeting. Don Bigbie seconded
the motion which prevailed by the following vote:

Since the

open, John Evans, who arrived
late, took
the Oath

this case was being tabled.

that the previous
discussion was whether or not
Mr. Vick,
the Main
Street Director had been
notified. Mr. Evans explained how hard
this odd
shaped piece of property
has been to work with and in
trying to
save the
building. Gerald Thompson
spoke and stated that the
Historical
Society needs to get with Mr. Evans
about saving the building.

Tommy Hardy stated that another meting with the City Attorney's Office t*
help the Board of Zoning Adjustmnt Members with legislative type decisions
was scheduled for February 19, 1987. The tim was revised from 7:00 P.M.
