Ron Williams seconded the motion which prevailed by the following vote: .Ayes: Giffin, Thompson, Dorety, Howell, Williams Nays: None Absent: Bass, Zimmerman Gerald Thompson made a motion, to grant the variance to Grapevine Zoning ordinance 82 -73, Section 15.G.1, allowing a .5 foot variance to the house. John Dorety seconded the motion which prevailed by the following vote: Ayes: Giffin, Thompson, Dorety, Howell, Williams Nays: None Absent: Bass, Zimmerman BZA91 -19 MR HAL` W. "EC3WARD 5 The next .item of new business for the Board of Zoning Adjustment to consider was BZA91 -19, submitted by Mr. Hal W. Edwards who is requesting a variance from Grapevine Comprehensive Zoning ordinance 82 -73, Section 15.G.1, a 30 foot front yard requirement, to allow a 27 foot front yard setback, a three foot variance; and to Section 42.D which requires a 15 foot side street building setback requirement to allow a 12.4 foot side yard, a 2.5 foot variance. Also to construct a garage where a storage building presently exists, a variance is needed to Section 15.B, which requires a garage door to be 20 feet from a side street to allow 17 feet instead, a three foot variance. The variances are for the existing house located at 1926 Lake Forest Road, Lot 7, Lake Forest Addition, Phase Two. Greg Wheeler explained that Mr. Edwards is wanting to replace an old storage building with a two -car garage. Mr. Wheeler explained that Staff recognizes a special condition topography and unusual shape of the lot and because: (1) the the encroachment requested is minimal (the house was built in encroaches three feet on the northeast corner and southeast corner); (2) to place the garage nearer require removal of several trees; (3) a concrete between the storage building and house and the entrance from the street to the area planned for th Pi ethe 601s, it two feet on the the house would slab "dog run" existing drive garage already exists; (4 ) the surrounding area is uninhabitod (mosst Corp property), Mr, Edwards was present to answer any questions. With no one to speak either for or against the request, John Dorety made a motion to close the public hearing. Gerald Thompson seconded the motion which prevailed by the following vote: Ayes: Giffin, Thompson, Dorety, Howell, Williams Nays: None Absent: Bass Zimmerman Hal Edwards, applicant, took the Oath of Truth and explained to the Board that the garage planned would be built deep to accommodate his boat. He also explained that the storage building will be moved out and the garage built in that same location. Randy Howell made a motion that a special condition da-d exist and the special condition being that the structure and the encroachment is existing and the way the lot is topographically shaped, it is difficult to work with. John Dorety seconded the motion which prevailed by the following vote: Ayes: Giffin, Thompson, Dorety, Howell, Williams Nays: None Absent: Bass, Zimmerman Randy Howell then made a motion to grant the variances to Grapevine Zoning Ordinance 82- -73, Section 15.G.1, to allow a 27 foot front yard setback, a 3 foot variance; to Section 42.D. to allow a 12.4 foot side yard setback, a 2.5 foot variance; and to Section 15.B allowing the garage door to be 17 feet from a side street instead of 20 feet, a three foot variance. The applicant is requesting a special exception to allow separate quarters (a kitchen addition) within the existing house and a portion of the garage of her residence located at 1321 Martin Court, Lot 12R, Block 2, Russwood Addition.
