Dear City Council:
We,the tenants of Tate Ball LLC,located at 1231 William D.Tate,Grapevine TX
are writing to express our collective concern related to the new Chik-Fil-A
project that is currently underway.
Based on current experiences of outgoing traffic from their existing drive
through,we believe an increase in traffic within closer proximity will have
adverse effects on our businesses. Our concerns include
• Continuous outflow traffic will only be able to turn right due to median
restriction
• Double inflow drive-through will produce more outflow traffic
• Increase traffic passing through our parking lot will create an unsafe
environment
• Reduction of parking spaces and access to remaining spaces will deter
our customers(Several customers have already brought to our attention
the steady outflow traffic via the main entry to 1231 William D.Tate)
• Traffic backup on William D.Tate for Chik-Fil-A will use inlet and outlet
driveways for 1231 William D.Tate further discouraging our customers
• Enhanced opportunity for parking lot incidents involving high-end
vehicles due to traffic increase
• Excessive exiting traffic will lead to traffic accidents
• Chik-Fil-A walk-in customers utilizing our parking spaces to visit them
and/or their customers consuming lunch in our spaces
• Limited parking per tenant already does not meet code set by Grapevine
TX
The situation we describe here is not a new for Chik-Fil-A. A recent case filed in
the state of New Jersey found Chik-Fil-A guilty for the demise of several
businesses due to impeding traffic. There is a current lawsuit in Toledo OH
whose basis also list impeding traffic related to the drive-through window as a
devastating issue'for neighboring businesses.

We have expressed this concern to our landlord who agrees with our
assessment but noted that he has no authority over how the traffic division of
Grapevine controls the traffic. Similarly,we met with the Chik-Fil-A franchisee
and a real estate representative from Chik-Fil-A corporate who also agreed with
our assessment. We mention these conversations in hopes that the council
realizes we have attempted in good faith to mitigate this issue so that our
businesses survive at their current location.
We want the council to understand that we have no intentions to interfere with
Chik-Fil-A's business. However,we respectfully ask the council and Tate Ball LLC
to consider the following revisions to make business conducive and productive
for all parties.
• Cut median back so that traffic can exit right or left
• Modify the entry/exit for Chik-Fil-A as a single double wide entry/exit
preceding the existing street median
• Require Chik-Fil-A/Landlord to provide a vehicle median on the parking
lot to deter traffic crossover
• Require Chik-Fil-A/Landlord to provide a pedestrian median on our
parking lot to deter usage of our spaces
• Provide an entry/exit in the wall aligned with the back of the retail center
• Remove concrete patio space to increase parking along store front
