Stone, III 11234 Goodnight Lane, Ste. 200 Dallas, TX 75229 RE: BOARD OF ZONING ADJUSTMENT CASE #BZA04-14 2721 Anderson Gibson Road Mr. Stone, This letter confirms on December 6, 2004, the Board of Zoning Adjustment approved the following request: Section 21.M.5, Multifamily District Regulations, Design Requirements, states that no building shall be located closer than fifteen (15) feet to the edge of an off-street parking, vehicular use, or storage area. The approved variance of five (5) feet to this requirement will allow buildings along the escarpment to be located ten (10) feet from the edge of an off-street parking, vehicular use, or storage area. Section 21.M.8 "R -MF -1", Multifamily District Regulations, Design Requirements requires vehicular use or storage areas to be located at least ten (10) feet from any adjacent property line. The approved variance to this requirement will allow a retaining wall and driveway near the southwestern corner of the site at the edge of the property line. Section 53.H.2.b Landscaping Regulations requires a (10) foot landscaping setback be maintained between the edge of any parking or vehicular use area and an adjacent property line. The approved variance to this requirement will allow a retaining wall and driveway near the southwestern corner of the site at the edge of the property line.
