The applicant is requesting a variance of four -feet (4) and if approved by the Board, would allow an average lot depth of 96 -feet (96') for an existing lot. Staff finds that a special condition exists for the variance request. Specifically, the lot was platted in 1953, which predates the City's first zoning ordinance adopted in 1955. Right-of- way, platted and developed property exists to the south and north respectively eliminating the possibility to expand the lot to meet the depth requirement. To accommodate reduced lot depth in the immediate vicinity, the Board from 1993-2011 approved variances to lot depth, as well as front and rear yard encroachments for properties addressed at 2823 and 2856 Peninsula Drive, 2826 Placid Circle and 3529 Red Bird Lane which are all zoned "R- 7.5" Single Family District. The subject site is currently zoned "R-7.5" Single Family District. The site is a developed lot which contains an existing dwelling and contingent upon approval by the Board the owner intends to demolish the existing dwelling and construct a new dwelling that will meet all requirements of the Zoning Ordinances.
