The above -referenced foundation was also designed with loads applied in accordance with the 2006 International Residential code. This design is also based on the requirements of the Post -Tensioning Institute's "Construction and Maintenance Procedures Manual for Post -Tensioned Slab -on -Ground Construction" regarding proper drainage and site preparation. These areas of work are beyond the scope of this contract. Concrete in the beams shall be placed directly on undisturbed soil. Vapor barrier shall not bridge over the beams and shall lie freely on the sides or bottom of the beams and be secured to the top of the pads supporting the slab. Plastic sheathing shall have a minimum 6 mil thickness. 2 All anchorage hardware shall meet test criteria established by the "PTI Guide Specifications for Post-Tensiohing Materials", 3 All concrete shall have a minimum compressive strength of 3000 psi at 28 days. Strands shall not be stressed to final required force until concrete strength is a minimum of 2000 p.s.i. 4 Post Tensioning Institute recommends final stressing within 7-10 days after pouring of foundation. 5 All conventional reinforcing shall be intermediate grade and shall conform to A.S.T.M. A615-60. CONSTRUCTION 1 All beams should be excavated as follows unless specified otherwise by the geotechnical report: a. All beams must extend 12" into undisturbed (virgin) soil, or soil compacted in accordance to the geote,-hnology report listed on the plan. Refer to pier schedule for diameter, depth, and reinforcing required. Piers may be terminated when solid rock (auger refusal) is encountered. Pier tops should be clean and exposed to the beam. 3 Final grading shall be done using sand or a non -capillary material. Waterproofing is required in accordance with Iinternational Residential Code R406.2 for residential structures or International Building code 1807.3 for commercial structres unless local codes are more stringent. Minimum 6 - mil polyvinyl. Split poly at beams to avoid air pockets and prevent insulation of grounding electrode. Moisture content should ba kept consistent annually with consideration to seasonal changes of temperature and moisture variations. Proper drainage away from slab is required to preserve the erformance of the foundation. 8 Trenches for deep plumbing lines should not be located directly under beams. compaction of back fill at plumbing lines is required. 7 If plastic sleeve is damaged and strand is exposed for more than 3", it should be repaired to prevent bonding of concrete to cable. Maximum 12" exposed at dead end is acceptable. 8 Concrete must be well consolidated around all ends anchors to avoid bearing failures at time of stressing. 9 Admixtures should not contain any chemicals in quantity that may have a harmful effect on the pre stressing steel or cement. Chlorides, sulfites and nitrates should not be used. 10 Stressing pockets should be grouted within 7 days of the final stressing operation to prevent corrosion of the anchor and wedge assembly. 11 It is recommended to use two #4 "1" bars by Z-0" along exterior corners to avoid fragmentation of concrete Dotween stressing anchors.
