1 Please provide a title block and add the following information on
each sheet of the revised site plan:

2. Within the signature block that you have provided please label each
sheet in consecutive order, i.e. 1 of 11.
3. Please provide a dimension control site plan.
4. Landscape islands are required in parking areas after every 1 2th
space and at the ends of all rows of parking. Please revise parking
layout accordingly.
5. Screened dumpsters are not permitted nearer than 50 -feet to a
residentially zoned district and are not to be located in front of a
building. Please relocate dumpsters that do not meet these
requirements. Please provide an elevation of the proposed
dumpster enclosures.
6. All drive-thru lanes require Conditional Use approval through the
public hearing process. Please remove the drive-thru lane from the
site plan.
7. Please attach a copy of the proposed plat and match the lot
numbers on the site plan to the numbers proposed for the plat.
8. Please include in your tabulations chart the overall height of the
proposed buildings.
9. Use of the existing common access drive as a maneuvering lane for
the five parking spaces on the west side of building A-1 is not
desirable. Please provide an alternative to this configuration.
10. Driveway ingress and egress at Ponderosa can only be right in/right
out. This requirement is due to the latest schematics from TxDOT
for the Ira. E. Woods Avenue widening. A median is planned along
Ira. E. Woods Avenue that will block any left turn movements from
Ponderosa onto Ira. E. Woods Avenue. Additionally, no median
opening is possible at this location because of the left turn stacking
that is proposed for Kimball Road. Please remove the left turn
arrow adjacent to Ira. E. Woods Avenue from the site plan and
landscape plan.

Albert:
Would it be o.k. with you if we eliminate the delineation shown for lot #
(rear lot) with regards to buildings and site improvements. It was only a
conceptual idea and not actually part of our present site plan submittal
phase. I think this effort would clarify our proposed design intent for
this phase. We understand that we or who ever develops lot #1, will have to
submit for site plan review and approval. Please let me know your thoughts
on this subject.

please note the following responses to the questions that were raised during
the meeting on July 27, 2007.
1. Comment number nine (9) from the July 24, 2007 transmittal regarding
parking spaces. The parking spaces may remain as configured but we continue
to express concern about the use of the common access drive as a maneuvering
lane, particularly since this access drive is directly accessible to Ira E.
Woods Avenue (State Highway 26).
2. We prefer to have north at the top of site plans. In this case we will
make an exception since this case is subject to administrative approval, and
allow the orientation to remain as shown on the June 22, 2007 version. If
this case were scheduled for a public hearing we would insist that north be
at the top of the page for easier orientation for the members of the Council
and the Planning and Zoning Commission.
Please send an acknowledgment of your receipt of these comments. Please
feel free to contact me if you have additional questions.

in conformance to current Zoning Ordinance requirements.
