The proposed conditional use is for a retail banking facility and offices, including drive-in banking operations. Bank of the West has been particularly mindful of the desired historic old town environment of Downtown Grapevine. The proposed site plan addresses the desired downtown planning goals by enhancing the pedestrian experience of the downtown environment. Distance relationships of building and side yards to the street, and building structure are designed to provide a human scale experience to the site. Granting of this application will without question add to the value and use of Downtown Grapevine and properties in the immediate neighborhood.
