BACKGROUND INFORMATION Conditional Use Request CU99-62 was approved at the November 16, 1999 public hearing and allowed for a restaurant (Trail Dust Steak House) with on -premise alcohol beverage sales and consumption. With this request the applicant proposes some minor modifications to the existing restaurant which includes re-establishing the main entrance from the current east fagade location to one near the southeast corner. Slight interior modifications to include turning a half wall into a full wall between the bar and the waiting area is also proposed. See the attached letter. /rs O:\Z C U \C U 05-01.4s p rc George C. Grapevine Mills Circle, also known as Lot JR, Block 3 of the Grapevine MillsAddition, Phase J, as recorded in CabinetA, Slide 5485 of the Plat Records of Tarrant County, Texas (the "Property") Dear Ron: As I mentioned to you in our conversation yesterday, I represent Ribeye Investors, LP, the current owner of the Property. The owner has been advised that the parking lot on the Property encroaches onto a twenty-five (25) foot building line recorded in Cabinet A, Slide 5485 of the Plat Records of Tarrant County, Texas, a twenty (20) foot landscape easement recorded in Cabinet A, Slide 4495 of the Plat Records of Tarrant County, Texas and in Cabinet A, Slide 5485 of the Plat Records of Tarrant County, Texas and a twenty (20) foot utility easement recorded in Volume 12139, Page 1257, and Volume 12273, Page 1525, of the Plat Records of Tarrant County, Texas (collectively, the "Encroachments"). In our prior conversation, you advised me that the City of Grapevine will not require the owner, or any subsequent owner of the Property, to remove the Encroachments. Please confirm our conversation by executing this letter in the space provided below and returning a copy of the same to me by facsimile at 214/ 855-4300. We are a very successful family restaurant called Love and War in Texas. We serve real Texas food, display authentic Texas historical items and offer exclusive Texas singer/songwriters 3 nights/week. The operation will be extremely similar to the old tenant. However, the quality of our food and operation is much higher, as evidenced by numerous local awards and recognition. The only change we are proposing is a slight alteration in color from deep red to brown and moving the front door from the existing spot on the east side, to the spot of the current "to -go" door on the south side. We also would like to add to the existing half wall (leaving a walk -way, but just completing the wall) between the bar and the waiting area to keep noise at a minimum for our guests waiting to be seated. The existing stage will be re -shaped on the front to be more appealing. The floor plan will remain the same and the kitchen design and equipment will also be identical. The following drawings reflect the changes and the listed equipment is basically a replacement in the exact location of the old restaurant and bar. If you have any questions, please feel free to call me at 469.853.6000 or Rick Vasquez (contractor) at 469.964.3106.
