Signature of Applicant] Date: 7 /cS-- A Signature of Owner Date: Ll --7 0 , _ 0 TO: SITE PLAN REVIEW COMMITTEE MEMBERS FROM: RON STOMBAUGH, DEVELOPMENT MANAGER DATE: MAY 25, 2005 SUBJECT: CONDITIONAL USE REQUEST CU05-32; LOT 1, BLOCK 1, 121 MEDICAL ADDITION RECOMMENDATION Staff recommends the Site Plan Review Committee consider the proposed changes to Conditional Use Request CU03-52 (Ord. 2004-14) approved at the February 17, 2004 meeting for a 60 -bed long-term acute care facility specifically to modify the parking and driveway layout. BACKGROUND INFORMATION The subject property received a conditional use permit (CU03-52) at the February 17, 2004 meeting to establish a 60 -bed long-term acute care facility that is to be combined with additional medical/commercial office space which will have an established relationship with both Baylor Medical Center located in the City of Grapevine and Harris Methodist HEB Hospital located in the City of Bedford. With this request the applicant simply intends to make some minor changes to the parking and drive layout that improves movement through the site and eliminates cross - access at the northeastern corner of the subject property to the property to the north and moves slightly to the west the drive at the southeastern corner of the lot to provide cross -access to the property to the east. See the areas in red on the accompanying site plan. /rs O:\ZCU\C U05-32.4sp rc Apri128, 2005 Development Services Planning Division 200 South Main St. Grapevine, Texas 76051 RE: 121 Medical Addition Use Application Dear Sirs, The proposed Conditional use is for a 60 bed Long Term Acute Care Facility (LTAC). This type of facility has average stays of about 30 days and receives most of its patients from local hospitals after they have procedures done or are stabilized after a trauma. The LTAC would directly support doctors in both Baylor Medical Center at Grapevine and Harris Methodist HEB Hospital in Bedford. This property is directly bordered by other commercial property consisting of a restaurant, a church, a bank and vacant land being developed for office space. The current zoning of the property, CC, will govern design and construction of the building. The planned Conditional use of the property is aligned with the existing development and we feel it will provide up -scale development for the area. Members of the community and their loved ones will be able to utilize the services offered by the facility and the development should have a positive effect on the property values in the area.
