BACKGROUND INFORMATION The subject 2.28 acre site was approved for the development of an approximate 3,000,000 gallon aquarium by Council at their July 15, 2003 meeting with parking provided on the mall site with a pedestrian bridge over Grapevine Mills Circle providing access to the aquarium. A subsequent one-year extension was later granted by the Council. With this request the applicant proposes changes relative to the pro -dive center that was a part of the original request. A redesign eliminated the need for this tank which allowed for a bigger snorkel tank. No change in occupancy load is predicted thus maintaining the same parking requirement as the original request. See the attached plans and letter. /rs 0AZCU\CU05-33.4sprc May 2, 2005 Mr. Ron Stombaugh City Planner Development Services 200 South Main Street Grapevine, TX 76051 Re: Conditional Use Application — Revised Version UnderWater World® at Grapevine Mills Dear Ron: The attached application summarizes minor modifications to the original Conditional Use Application for the UnderWater World® at Grapevine Mills Project. Since the time of the original application Pedersen Aquarium Team Management, Inc has purchased the land from the Grapevine Mills Partnership. We have also worked with our consultants in improving the project and its uses. Based on input from local divers we learned that they viewed the pro -dive center as a stepping stone to be allowed to dive in the main tank. This led us to rethink our exhibit design in the main tank so that we can more readily accommodate certified and seasoned divers in this exhibit. This improvement in turn eliminated the pro -dive tank and allowed us to design an even bigger Snorkel World tank and locating it below the Bar & Grill. The modification above gave rise to additional, associated minor modifications that have been summarized in the attached letter from RIM Architects. We look forward to receiving your approval on these modifications. Very Erik O. Pe ersen President & CEO 206 E.
