BACKGROUND: This structure was built on the Grape Vine Prairie in 1905, it was moved when Lake Grapevine and the Dam were built by the Army Corp of Engineers. The Roberson House was moved to the Historic Township when City leaders learned the structure would be O:\Historic Preservation Comm ission\CAs\2021 CA\CA21-54.4 608 South Dooley Street.doc September 17, 2021 (9:50AM) demolished as the property it stood on had succumbed to modern development. This structure has had a long history with the city and people of Grapevine. Certificate of Appropriateness application #CA21-54 was submitted on August 25, 2021 by the applicant Hibah Zatar to renovate, and update for modern living, the 1905 Roberson House at 608 South Dooley Street. The house requires installation of new electrical, plumbing and HVAC systems. The new owners desire to adapt the house to serve as their family home. The plans for the new additions and a detached garage have been developed by rc3D Visualization Design Architects following the Design Guidelines established for the Roberson property. Staff review of the Secretary of Interior Standards for Rehabilitation of Historic Structures Ten Criteria (attached) with regard to this property, found the proposed work to be in compliance. The total living area of the existing structure and the two-story addition totals 3,219 square feet. This is within the 3,400 maximum square feet and the 280 square foot detached one - car garage is within the 500 square feet garage area established by the Preservation Ordinance. The property lot size is 9,163 square feet and the building coverage would be 28.3%, (maximum 40%). Building height is 27 feet. Staff recommends approval of Certificate of Appropriateness #CA21-54 as per the attached plans with the conditions all exterior materials including roofing, siding and trim, doors and door hardware, windows, and light fixtures be staff approved under a separate Certificate of Appropriateness; and a building permit is obtained from the Building Department.
