BACKGROUND INFORMATION Conditional use request CU04-44 was approved at the January 18, 2005 meeting and allowed for a 133 -room Marriott Residence Inn near Bass Pro Shops between the existing Whataburger and Fuddrucker's restaurants. At the Site Plan Review Committee's June 29, 2005 meeting the Committee approved (CU05-44) a slight modification near the pool area at the southeastern corner of the building which was once a patio area. This area was removed and a small portion of the building expanded outward to allow for a gym/workout area for guests. One parking space was displaced and relocated near the northwest corner of the building. This change was necessary due to the removal of a basement area and the relocation of mechanical equipment to the first floor. In addition, there was a slight increase in the total height of the building from 88 -feet, 4 -inches, to 90 -feet, 6 -inches. With this request the applicant intends to make some slight modifications in the restaurant/bar area to accommodate a completed structural redesign of the building. This necessitates a rotation of the bar and a rearrangement of some fixed seating in the restaurant/bar. Upon completion of our original design for the project and the bidding for the construction thereof, it became clear that some value engineering was needed to control the rising costs of construction. Specifically, this included a complete redesign of the structural portion of the building allowing the stacking of columns for all eight floors and eliminating costly concrete beams. This redesign created a problem with the functionality of the bar equipment as previously approved by City Council in that a column would end up in the middle of the bar serving area. We have rotated the bar and associated equipment within the confines of the previously approved areas for the bar. We have also rearranged some fixed seating in the restaurant which is a portion of the alcohol consumption area. Notwithstanding the foregoing, the area in which alcohol will be served remains unchanged as originally approved. The foregoing changes only apply to the FF&E arrangement inside the previously approved alcohol serving area.
