Main Street Grapevine, Texas 76051 RE: Conditional Use Application —Sonic Drive -In 3115 Ira E Woods Avenue Grapevine, Texas 76051 To Whom It May Concern: Please note that it is our intent to develop a Sonic Drive -In with a drive through and related infrastructure on the vacant parcel at 3115 Ira E Woods Avenue (Tarrant County Appraisal District property #07226470). The vacant parcel is adjacent to a Starbucks with drive through and 7-Eleven gas station to the west, a strip retail center to the east, Ira E Woods Avenue (State Highway 26) to the north, and Mustang Drive to the south. Pursuant to the C-C Community Commercial District base zoning regulations applicable to the subject property, "restaurant with outside dining and/or drive through" is considered a conditional use subject to the issuance of a Conditional Use Permit. The proposed use of a Sonic Drive -In is a conforming use to the uses of the adjacent properties comprised of retail and restaurant development. As noted previously, the drive through proposed with the Sonic Drive -In is also conforming with the existing Starbucks development with a drive through to the west of the subject property. In conclusion, it is our belief that this proposed Sonic Drive -In with drive through will conform well with the adjacent developments and will bring additional value to the area. Thank you for your time and consideration.
