Hamco Realty Grapevine, LLC, wishes to construct a 7-11 gas station with gasoline, beer and wine sales and Starbucks with outside seating and drive through. They further wish to retain the existing pole mounted sign that exists at the site today and construct a new ground monument sign complying with city requirements at this same address. The existing facility consists of an automotive service and convenience store with an existing CUP that allows for the sale of gasoline, beer and wine. Due to Ira E Woods expansion, a portion of the existing site has been taken by the state of Texas for additional right-of-way. Due to constraints at the site, we have provided a 15' landscape buffer along Mustang and a 25' landscape buffer along Ira E Woods with the exception of a small area for the Starbucks exit for the drive through lane. The existing site is covered over 87% with paving and buildings.
