This letter confirms on June 26, 2013, the Historic Preservation Commission
approved with conditions #CA13 -51 for the property addressed 520 South Main
Street, legally described as Block 4, Lot 2 & 3B, Grapevine, City of, Grapevine,
Texas. The following was approved on this Certificate of Appropriateness:
to install a ground sign between the front sidewalk and parking lot to serve as
a directory sign for the shops located on the north side of the 520 Building;
with the condition the address, 520 South Main Street, be added to the sign
and final drawings and graphics submitted for staff approval; and a sign
permit is obtained from the Building Department.
An approved Certificate of Appropriateness is not an approved Building
Permit and a permit is / is not required. Contact the City of Grapevine's
Building Departmen at 817 -410 -3165 for fees and information regarding
permits.

An application was filed in the office of Historic Preservation requesting Historic
Preservation Commission approval for Certificate of Appropriateness #CA13 -51 & #CA13-
52 on the property addressed as 520 South Main Street.
The application was filed by the owner of 520 South Main Street for the Commission to
hold a public hearing relative to a request for Certificate of Appropriateness #CA13 -51 &
#CA13 -52 for installation of a building wall sign and a ground sign to serve the 520
Building tenants.
A public hearing regarding this application will be held by the Historic Preservation
Commission on Wednesday, June 26, 2013 at 6:00 PM, in the Grapevine Convention &
Visitors Bureau 2nd Floor Board Room, 636 South Main Street, Grapevine, Texas 76051.
Appendix G, Section 7.(C) of the Grapevine City Code requires that the Commission shall
deny, approve, or approve with conditions any Certificate of Appropriateness application
within 30 days of receipt of a completed application, determining whether the proposed
work is consistent with the regulations contained in this ordinance, in all applicable
ordinances, and in the zoning ordinance designating the Historic Landmark Districts. Upon
posted notice, and notification by regular mail at least five (5) days in advance to the
immediately adjacent property owners as that ownership appears on the last approved tax
roll, the Commission shall conduct a public hearing on the application, at which time an
opportunity is provided for proponents and opponents of the application to present their
views.
If you cannot or do not wish to attend the public hearing, the attached form is
provided for your convenience.

Staff recommends the Historic Preservation Commission approve with conditions
Certificate of Appropriateness #CA13 -52 for the property located at 520 South Main
Street, legally described as Block 4, Lot 2 & 3b, City of Grapevine, to the Grapevine
Historic Preservation Ordinance 91 -73 (Appendix G — Grapevine Code of Ordinances), as
amended for the following items:
Install a ground sign on the property that will serve as a directory sign for shops
located along the north side of the 520 Building as per the attached drawings with
the condition that a sign permit be obtained from the building department.
BACKGROUND:
Certificate of Appropriateness application #CA13 -52 was submitted on June 6, 2013 by
the applicant Tony Bologna for a new ground sign to serve shops located along the north
side of the 520 Main Street Building. The property is located within the College Street
Historic District and is currently landmarked. Staff discussed this proposal with the owner
and Sign -A -Rama has developed the attached drawings for the signs. Staff wanted the
Commissioners to have the opportunity to review the proposal. The proposed ground sign
follows the design guidelines established for the College Street Historic District.
Staff recommends approval of Certificate of Appropriateness #CA13 -52 for Installation of
the ground sign as per attached plans with the condition that a building permit is obtained
from the building department.
