Allen Hunt Plans Examiner / Field Coordinator City of Grapevine 817- 410 -3129 >>> "Buckaloo, Ronnie - (TEXAS)" < 4/12/2013 10:41 AM >>> Allen, I understand you are ill and have been out. I left you a detailed voicemail regarding, but would like to follow up with email correspondence: We are currently working on your plan review comments. I wanted to discuss our intentions for mechanical and electrical design. We have the electrical and mechanical contractors under a design -build contract and were hoping to get the Building Permit ahead of this design to start concrete removal at the bar area. We intended on submitting the stamped set of electrical and mechanical drawings when they applied for their trade permits. Is this an acceptable scenario for the City of Grapevine? My main focus at this point is to do whatever Turner can to get the concrete removal at the bar area started next week. Is there anything we can do to release this work with the City? I have commitments from the electrical contractor that they will have their design complete by COB today and the mechanical contractor will have their design completed by Tuesday of next week and they will be applying for their permits shortly after. I would prefer to avoid holding up mobilization and concrete work on MEP design and permitting. Please let me know if there is a way to work through this. Mr. Buckaloo has voiced that the immediate concern is to start work on the floor cuts for the under slab work that is to be done for the project while the revisions are being completed. The City of Grapevine Building Department has no issue with you beginning your concrete work prior to receiving the approved permit. As we discussed, any change to the serving or storage areas for alcoholic beverages requires a revised Conditional Use Permit. However, as long as you understand that the issuance of a permit for the actual construction work is not tacit approval of the ability to serve alcohol in these areas, I have no problem in Allen -Hunt - RE: Great Wolf Renovations Page 2 allowing the work to begin. it is my understanding that you're agreeable to this arrangement. I want to state that the alcohol permission is still dependent upon the Conditional Use Permit being approved. No alcohol service can be initiated without this approval but you are free to pick up permit under this understanding. Please be careful in seeing that the ventless cooking equipment and ventless hoods are both compatible with each other per the manufacturers requirements. both systems must be approved to work with each of the other. Also have the manufacturers information on all equipment on site for the City Building and Fire Inspector. Thank You for time and patience, I know this one has been a bit stressful for the both of us and I apologize being short with you earlier in the process. I hope all goes well and you accomplish this project in the short time frame you have been given. Thank You, Allen Hunt Plans Examiner/ Field Coordinator City of Grapevine 817 -410 -3129 >>> Allen Hunt 5/3/2013 3:59 PM >>> Ronnie, Thank You, This has been confusingly difficult to get the correct answer to. I will look and see if we ever had the name change for the pizza place addressed. If not, we may need new C.O. paper work for the name change. This is simple record keeping. We can do all under one permit. I have had conflicting answers to this. I am just waiting on health now to confirm they can sign off. At this point I can all but tell you to arrange what you need to be doing to accomplish your time deadline. The only other issue is that all work is done without assurance that alcohol approval will come until the C.U.P. is approved through council but this has been the case from the beginning. I would hope to hear from health by Monday or I will try to track her down but as long as the handsinks are placed as they require I do not think that health will have any issue but cannot speak for them. Hope this gives you what you need for this moment. There is no Pizza Hut. What is existing is 'Hungry as a Wolf Pizza' and it is operated by Great Wolf. We are doing very minor modifications to this area other than changing out some Food Service Equipment. The other area (Bar with Small Kitchen) is the existing Raccoon Lagoon Lounge and Bar in which we are modifying the existing kitchen and adding the bar. Great Wolf currently manages this and will continue to manage it. I am not sure if the name will change. Our intent is to permit the work under one permit. It is my understanding that it is under one health permit. Hopefully this can be the case. Do you see an issue with doing this? The last project I completed at Great Wolf we renovated the Arcade and the GR -8 Space under one permit. The GR -8 Space was changed to the XD -8 Theater and the Laser Frenzy. I have copied John Waterman with Great Wolf. If you need anymore specifics then he should be able to assist. - - - -- Original Message - - - -- From: Silcox, Justin - (TEXAS) Sent: Friday, May 03, 2013 02:22 PM To: Allen Hunt <Ahunt(cr)grapevinetexas.gov> Cc: Buckaloo, Ronnie - (TEXAS) Subject: RE: Great Wolf Permit The Pizza Hut is still working and in place, but we are only in the pricing stage of this portion of the project.
