Conditional Use Request CU15-15 addressed as 1600 Fairway Drive, and
consideration of same.
B. Site Plan Review Committee to consider a public hearing relative to
Conditional Use Request CU15-17 addressed as 311 South Main Street, and
consideration of same.
C. Site Plan Review Committee to consider a public hearing relative to Special
Use Request SU11-02 addressed as 3015 East Grapevine Mills Circle, and
consideration of same.

The Site Plan Review Committee of the City of Grapevine, Texas met in Session, on
this the 6 th day of May 2015, in the Planning and Zoning Conference Room, 200 South
Main Street, Second Floor, Grapevine, Texas with the following members present-to-
wit:

constituting a quorum absent and the following City Staff:

CALL TO ORDER
Larry Oliver called the meeting to order at 2:34 p.m.
NEW BUSINESS
CONDITIONAL USE APPLICATION CU 15-15 — COWBOY'S GOLF CLUB
First for the Committee to consider was conditional use application CU15-15 for
property located at 1600 Fairway Drive and legally described as Abstract 26, Andrew W
Anderson Survey, Tract 6A01. The applicant was requesting a conditional use permit to
amend the previously approved site plan of CU03-08 (Ord. 2003-25) for an 18-hole golf
course, with the possession, storage, retail sale and on-premise consumption of
alcoholic beverages (beer, wine, and mixed drinks) in conjunction with a
restaurant/clubhouse and enclosed pavilion, specifically to allow a relocation and
expansion to the bar/grill area, allow for the addition of a new outdoor covered patio
area and allow for six speakers on the new covered patio.
After a brief discussion, Darlene Freed moved to approve conditional use application
CU1 5-15. Scott Williams seconded the motion, which prevailed by the following vote:
Ayes: Oliver, Freed and Williams

CONDITIONAL USE APPLICATION CUl 5-17 — NAPOLI'S ITALIAN CAFE
Next for the Committee to consider was conditional use application CU15-17 for
property located at 309 South Main Street #100 and 311 South Main Street and platted
as Lots 1, 2 South Y2 3, Block 20, Lot 12 & 13, Block 19, City of Grapevine. The
applicant was requesting a conditional use permit to amend the previously approved
site plan of CU10-15 (Ord. 2010-34) to allow modifications to an existing floor plan for a
restaurant and confectionary and to allow for the possession storage, retail sale and on-
premise premise consumption of alcoholic beverages (beer, wine and mixed beverages)
in conjunction with a restaurant.
After a brief discussion regarding the seat count, Darlene Freed moved to approve
conditional use application CU15-17. Scott Williams seconded the motion, which
prevailed by the following vote:
Ayes: Oliver, Freed and Williams
Nays: None
SPECIAL USE APPLICATION SU1 1-02 — CHESAPEAKE
Next for the Committee to consider was conditional use application CU15-17 for
property located at 3015 East Grapevine Mills Circle and platted as Lot 1, Block 1,
Grapevine Mills Wells Addition to amend the previously approved site plan of SU09-06
(Ord. 2009-48) for oil and gas well drilling, specifically to allow the fresh water pond to
remain in place for a period of one year to expire on June 6, 2016.
After a brief discussion regarding the number of times they will apply for extensions,
Darlene Freed moved to approve conditional use application SU1 1-02. Scott Williams
seconded the motion, which prevailed by the following vote:
Ayes: Oliver, Freed and Williams
Nays: None
CONSIDERATION OF MINUTES
Next for the Committee to consider were the Site Plan Review Committee minutes of
March 4, 2015.
Larry Oliver moved to approve the Site Plan Review Committee minutes of March 4,
2015. Scott Williams seconded the motion, which prevailed by the following vote:
Ayes: Oliver, Freed and Williams
Nays: None
