HISTORIC PRESERVATION COMMISSION
CASE #CA13 -51 & #CA13 -52
520 South Main Street
An application was filed in the office of Historic Preservation requesting Historic
Preservation Commission approval for Certificate of Appropriateness #CA13 -51 & #CA13-
52 on the property addressed as 520 South Main Street.
The application was filed by the owner of 520 South Main Street for the Commission to
hold a public hearing relative to a request for Certificate of Appropriateness #CA13 -51 &
#CA13 -52 for installation of a building wall sign and a ground sign to serve the 520
Building tenants.
A public hearing regarding this application will be held by the Historic Preservation
Commission on Wednesday, June 26, 2013 at 6:00 PM, in the Grapevine Convention &
Visitors Bureau 2nd Floor Board Room, 636 South Main Street, Grapevine, Texas 76051.
Appendix G, Section 7.(C) of the Grapevine City Code requires that the Commission shall
deny, approve, or approve with conditions any Certificate of Appropriateness application
within 30 days of receipt of a completed application, determining whether the proposed
work is consistent with the regulations contained in this ordinance, in all applicable
ordinances, and in the zoning ordinance designating the Historic Landmark Districts. Upon
posted notice, and notification by regular mail at least five (5) days in advance to the
immediately adjacent property owners as that ownership appears on the last approved tax
roll, the Commission shall conduct a public hearing on the application, at which time an
opportunity is provided for proponents and opponents of the application to present their
views.
If you cannot or do not wish to attend the public hearing, the attached form is
provided for Your convenience.

RECOMMENDATION:
Staff recommends the Historic Preservation Commission approve with conditions
Certificate of Appropriateness #CA13 -51 for the property located at 520 South Main
Street, legally described as Block 4, Lot 2 & 3b, City of Grapevine, to the Grapevine
Historic Preservation Ordinance 91 -73 (Appendix G — Grapevine Code of Ordinances), as
amended for the following items:
1. Install a building sign with building name and address above the existing tenant
sign as per the attached drawing with the following conditions:
a. the sign be lengthened beyond the gooseneck lights;
b. remove the decorative corners and make straight;
c. replace the faux -wood finish with a pewter finish;
d. carve the letters into the sign;
e. a sign permit is obtained from the building department.
BACKGROUND:
Certificate of Appropriateness application #CA13 -51 was submitted on June 6, 2013 by
the applicant Tony Bologna for a building sign for the 520 Main Building. The property is
located within the College Street Historic District and is currently landmarked. Staff
discussed this with the owner who has agreed to the following changes: the sign to be
lengthened beyond the gooseneck lights; the decorative corners to be removed and the
ends be made straight; replace the faux -wood finish with a weathered pewter finish; the
letters to be carved into the sign. Due to the significance of the building name sign, staff
felt the Commissioners should have an opportunity to review the proposal. The proposed
sign follows the design guidelines established for the College Street Historic District.
Staff recommends approval of Certificate of Appropriateness #CA13 -51 for Installation of
the building sign as per attached plans with the suggested changes and with the condition
that a building permit is obtained from the building department.
