SUBJECT: LAND USE STUDY - NORTH MAIN STREET AREA
At the May 15, 2007 meeting, a zone change request (Z07-05) to rezone 0.24 acres from
"R -MF -1" Multifamily District to "PO" Professional Office District for property located at
511 North Main Street, was approved by the Planning and Zoning Commission but tabled
by the City Council. The applicant for the zone change request intends to convert the
existing 1,300 square foot residential structure into an office. Council directed staff to
develop a land use study for North Main Street and in conjunction with the Planning and
Zoning Commission determine the appropriateness of the zone change and the impact it
will have on the surrounding area before Council considers the request.
Attached are three color coded maps relative to future land use as shown on the Future
Land Use Map, current zoning, and actual land use. The actual land uses along the
subject section of North Main Street are primarily residential; however, there are a number
of properties that are used for retail/commercial and office purposes in the area as well.
Current land uses in the immediate vicinity of 511 North MainStreet include the following:
• North - four family units
• South - single family residential
• West - single family residential
• East - single family residential
Staff recommends the Planning and Zoning Commission review the attached maps and
consider the impact of the rezoning of the subject property from "R -MF -1" Multifamily
District to "PO" Professional Office District will have on the surrounding area and advise
the City Council accordingly.
