Elevations were taken and indicated the foundation has experienced an overall differential of4.O
inches throughout the pier-and-beam north portion and 1.0 inches throughout the concrete slab
south portion (see attached dravvng). It is important to note that it is impossible to know hnvv
much of this difference is due to differential movement or was present when the foundation was
first built.
Drainage appears tobe good overall around the all sides are positively graded evvey
from the foundation.
Conclusions
The conclusions one based on past performances of like foundations, under similar
circumstances in the region.
The property has experienced settlement of the concrete slab foundation at the southwest
portion, and failure of the pier-and-beam foundation throughout. Mature vegetation in close
proximity of the property and the effects of the drought were contributing factors to the
settlement of the southwest portion. Age-related deterioration of pier-and-beam wood structure
ioe contributing factor to the failure of the pier-and-beomnfoundation.
Recommendations
We recommend the installation of 11 exterior piers to support the concrete o|mb foundation in
the locations shown On the attached drawing spaced at a nnaxinnUnn of 8'6^ around the
perimeter. These piers must be installed tmrefusal.
We also recommend the installation of new wood beams supported by blocks each spaced
at maximum of TO" in the locations shown on the attached drawing. Replace all joists that are
rotten or dry rotted under the floor.
After the piers are instaUed, the foundation should be lifted to as near its original horizontal
position as circumstances permit. The complete leveling of the affected areas should not be
expected. Some slopes will remain after repairs are completed.
Pier locations may need tobeadjusted somewhat due to field conditions. Properly installed
piers will limit and minimize the downward portion of the seasonal movement. Underpinning will
only prevent future downward movement it will not prevent expansive clay soils from upheaval.
Complete closure of brick and mortar cracks, sheetnonh cracks, and door correction should not
be expected.

At your request, we have performed a foundation inspection at 610 East Texas Street in
Grapevine, TX on April 20, 2012. At the time of the inspection, the work pertaining to the
stabilization and repairing of the foundation was completed satisfactorily. The house was
measured to be level to within 0.6 inches throughout the concrete slab on the south portion, and
within 1.0 inch throughout the pier - and -beam foundation on the north portion. This work meets
IRC (International Residential Code) for this type of structure located in this region.
Underpinning will only prevent future downward movement; it will not prevent expansive clay
soils from upheaval. Complete leveling of the house should not be expected. The inspection
consisted of visual observations only to verify the foundation work performed by MCJA
Foundation Repair and the post - repair elevations are documented in the attached drawing. This
is a final inspection of only the work performed.
This report is written for informational purposes only. It is not intended to be a complete
